RM21/sqft for a full office renovation. 😳

We recently heard from a client who had been given this figure for their office fit out.

For context, the realistic minimum for a proper office fit out in Malaysia is RM130 to RM150 per square foot.

RM21/sqft is reinstatement pricing. Not renovation pricing.

How does this happen? Low quote to win the deal. Then variation orders come in once the project starts. By the time you realise, you're already committed.

First-time clients are the most vulnerable. They don't know what a complete, honest quote looks like.

Most office designs fail before construction even starts.
Not because of bad taste. Not because of budget. Because the brief was wrong.

When a company says "we need an office for 50 people," that's not a brief. That's a headcount.

A real brief answers:
— Where will you be in 24 months?
— How do your teams actually collaborate vs how you think they do?
— What does your office need to say to a new hire on day one?
— What does it need to say to a client?

We've walked into spaces that were beautifully designed and completely wrong for the business inside them. New hires who felt like they landed at the wrong company. Teams crammed into layouts that made collaboration harder, not easier. Landlords stuck with fitted units that attracted the wrong tenant profile.

The space was fine. The thinking wasn't.

The world is moving fast.

Every day, more companies big and small are showing up online, sharing their work, telling their story. And honestly? We've been a little slow to join in.

We realised it was time for us to do the same.

For the past years , Arteve Studio has been quietly designing and building commercial offices across Klang Valley — for companies like XTransfer, Linktal, Maju Digital Technology, Giesecke+Devrient, MD Events Asia, and Hibiscus Petroleum, among many others.

We showed up on time. We delivered what we promised. We let the work speak for itself.

But we've come to realize, if the work doesn't get seen, it doesn't get shared. And if it doesn't get shared, the right people never find us.

So here we are. First post. A little late to the party , but we're here.

Arteve Studio is a commercial Interior Design and Build firm based in Petaling Jaya. We specialize in office spaces for companies that are growing, relocating, or setting up their regional office or headquarters in Malaysia.

What makes us different? We don't just design for the company you are today. We design for the company you're becoming, planning your space around at least next 2 years of growth, not just your current headcount.
