House Smit.

The House was originally designed by Bartch Architekton in 1989. The design solution enhances openness and connectivity to improve the accommodation and creates a home that caters better to modern family living.
A sensitive design approach was implemented to retain the building’s character both internally and externally. The client was very open to experiment with colour and wallpaper.

Perched into the sloping terrain of Klein Windhoek, this two-storey house negotiates the site’s topography with a clean, considered geometry: the ground floor living areas flow seamlessly outward onto a sunlit pool terrace, where large glazed doors and stepped terraces blur indoor and outdoor boundaries, while the upper floor contains the private bedrooms and retreats, oriented for privacy and views. The design turns the slope from constraint to asset—split levels, retaining walls and cantilevered volumes create generous outdoor platforms and natural daylighting, while strategic grading and landscaping knit the house into the hillside, delivering both functional circulation and a calm, sheltered living environment.

Meet Mr Martin Jimmy Namupala, who will present key learnings from a study on “Housing Barriers and Enablers” at the upcoming Housing Research Seminar, the second in a series hosted by the Bank of Namibia.

As Deputy Project Leader of the GIZ Inclusive and Sustainable Urban Development Project, Martin brings expertise grounded in informal settlement upgrading, integrated urban development, land management, tenure systems and inclusive urban planning.

His contribution will help bring the realities of communities, land, infrastructure and urban growth into sharp focus. As part of the panel discussion on “Addressing Housing and Land Constraints – What Will Move the Needle?”, he will add practical insight into the barriers that slow housing delivery and the enablers that can help Namibia scale more inclusive solutions.
