Boundary/ firewall done for compliance purposes in Windhoek.

Situation on site:

Thatch roof of 20m² or smaller was closer than 3 meters to the boundary on street side, thus needed a firewall according to the fire department regulations.

Solution:

Extend new boundary/ firewall past the extents of the thatch roof at a minimum of 1,5m past both sides and extend the wall at least 300mm above the lowest point of the thatch roof line for fire safety.

The client received their compliance after the addition of the boundary wall/ firewall and a few minor things that were fixed on the municipal submission plans and on site.

It is important to make sure that your plans are up to date and corresponding to what is physically on site.

Thank you TruCon Construction & Renovation CC for your neat work, one would never be able to tell that this was an extension after the fact. The new wall blends in perfectly with the existing, paint matched and the works.

This is why it is particularly important to appoint a competent person or firm to manage your home or business compliance drawings. It falls on us to make sure that everything that is physically on site corresponds to what is on plan, if any changes are picked up on site, it is our duty to update it correctly and to submit that updated plan to City of Windhoek or any other municipal body. It is especially important to keep your plans up to date with all major and minor changes, so that, when you want to sell the property, the compliance will not be an issue. Furthermore, if anything should befall you the owner, your loved ones will not have to deal with that extra stress in the case of an estate. If any modifications are required, it is advisable to adhere to the established procedures.
