Because a land has a CofO (Certificate of Occupancy) doesn't mean you can buy same and start building your private residence or anything you like on it.

In short, if na Abuja, Wike will personally operate the dozer and demolish your property.

There are different categories of CofO, and because say you no know no mean say Wike go pity you.

In Abuja, there are no emotions.

1.:

Residential CofO: Validity is 99 years, and it's for you to build residential structures. No go build filling station, not even a commercial plaza.

2.:

Agricultural CofO: Validity is 25-28 years, and it's for agricultural purpose only. Do your farming here.

3.:

Industrial CofO: Validity is 35 years. Build your factories, filling stations, etc. Don't go and build residential estates here.

4.:

Family CofO: This doesn't expire, and it's for special "Omonile" family wey dey very very influential. This one no (too) dey Abuja sha. Na Lagos people de "suffer" am.

The type of CofO you get depends on the area.

In Abuja today, do you expect to get an Agricultural CofO in Central Area? Imagination.

Can you get an Industrial CofO around Idu Industrial Area? Yes.

Moral Lesson: Always ask questions. No go buy land reserved for public use (churches/mosque, schools, markets,etc) to build your private residence because it has a CofO.

Ask questions, and follow the master plan, because for Abuja, regulators don't care about your emotions.

Why will you build without having the Redcopy Survey, C of O, or Plan approval??

Land Agreement or deed of assignment is just an agreement between the bu.yer and the se.ller. In the present of a Lawyer, if the seller misbehave, the lawyer can fi.ght for you. That’s if your lawyer even get mouth.

So is possible for a se.ller to s.ell the same piece of land to different bu.yers and prepare different deed of assignment with them. Deed of Assignment only states that he truly se.ll the piece land to the buyer which he will never deny.

If you are in this scenerio, the only chance you have in getting your money or land back, is if your lawyer is competent lawyer.

If one of the bu.yers is smart enough to do a Registered survey, or C of O even if is under processing ( Meaning is on the state data base, but not physically available to the se.ller). Just forget about such property. You can only request for a refund.

The bu.yer with the Registered Survey or C of O can also win a JackPot if one of the bu.yers who is ignorant is already building on such a land without proper documentation.

Cos He owns a land, own anything below and after it.

Note that those agreement you signed while purchasing your land between you and the seller, and stamped by a lawyer is not a title document, but, it is one of the many documents you need to process your application for the title documents from the state or local government depending on the location of your land. HOW MANY BLOCKS DO YOU NEED TO BUILD A HOUSE

(Consult professionals in your area. This is just a guide)

1. One Room 4m by 3m 600 blocks from foundation to wall plate @450= =270000

2. Two and half rooms 7m by 8m 1,700 blocks @450 =765000

3. Two bedrooms house 9m by 15m plus Kitchen, toilet and bathroom, pantry you will need 4,000 blocks @450 = N1,800,000

Don’t forget the foundation in your calculations. Foundation takes about 20% to 30% of your block count depending on design but can cost as much as 50% of the building cost depending on design. NEVER COMPROMISE ON FOUNDATION. A house messed up at foundation level is doomed forever.

Always factor in transportation cost and offloading costs. These vary depending on proximity. Never expect your builders to offload. It is laborious on them and demotivates them a lot. Unless you are paying them separately for that.

The strength of your house is not in the paints and plastering and tiling.
Start building your house from the ground.
Dig deep, pour rich concrete, use recommended steel sizes, lay good and well demarcated footings, do proper filling and casting.

There’s a lot of movement in the ground, and your building will be subjected to such intense pressure. If it’s not firm, you’ll find it falling apart gradually.
That is why you’ll find electric poles tilt even though they were planted upright.

Note: A cost saved today is a deferred expense.

After buy'ing Land, it's very very and very important for you to have a surv£y plan for that land

The reason is that
A surv£y plan is the only L£gal D0cument that measures and shows the b0undary of a parcel of land to give an accurate M£asurement and D£scription of the land.

From the ph0to below, one thing is sure ehn
At the end of the day, during c0nstruction one person will encroach on the land of the other person especially if the other person is not around or does not have m0ney to D£velop or do something on the land for the main time.

If someone eventually encroach on your land, meaning say e chop small inside your land join take add for him own

The only way to pr0ve your case before the law is to present your Surv£y Plan which shows where your land start and end.

But you no get Surv£y plan, you come dey cry say person ch0p part of your land.

The same surv£y plan will also help you to know if the land you b0ught is from G0vt acquisition or not. Meaning say weda your land na the one wey G0vt get plan to use later or not.
This same D0cument go lead you through, make e no be say na R0ad you go buy as Land 🤣🤣🤣🤣🤣
