Don't Panic: THESE ARE WAY YOU CAN BUILD YOUR HOUSE (BEDROOM FLAT) WITH SMALL AMOUNT OF MONEY:

As Land required (it can be a plot or half of a plot), as you want to build it in a small quantity, just find a land with not less than #80,000- #120,000.

You can use #1.4 million to build 3 bedroom flat just in a manageable way:

Since, you've find a land, just hire for expert/professional bricklayer/engineer that will understand your situation. As far as you've already get a land, there is nothing require much than to start house processing. But note the house will not be fence for that moment

Choose House plan how it will looks like:

These are the house materials/estimations

You need:

1. Sands

2. Blocks

3. Cements

4. Wood Planks

5. Rods

The average cost for each block = #200

The average cost of a cement = #2500

FOR 3 BEDROOM FLAT:

2650 blocks needed and atleast 180 bags of cements also needed too:

BLOCK: 1 block = #200

2650 blocks = #530,000

CEMENT: 1 Cement = #2500

180 bags of cement = #450,000, and you have #1.4 million almost #980,000 has been demanded for blocks & cements.

So therefore: #1.4 million - #980,000 = #420,000 remained.

From that #420,000, Labour and roofing money should also be deduct. You can budget atleast #100,000- #120,000 or less than thatfor labour money but it depends on the number of labourer used. The remaining money should be used for roofing, partially flooring and soakaway. But all you need to do is to find the related workers that will understand your concept analysis.

The House can also be improve when you later have more money but you will witness how #1.4 million will get you too.

Note: The advantages and disadvantages of buying block from block industries and moulding it by yourself

FOR INDUSTRY

1. If you buy block from industry, there is no wasting of time on your house construction, everything will be consumed timely.

2. Industries block may not stronger than the one you mould by yourself because industries can use a bag of cement to mould 40-45 blocks this will less in weight and may not strong enough.

FOR MOULDING:

1. There is wasting of time

2. It can generate alot of money more than you budget before

3. It will be stronger than that of industries block. But mind you don't mould in raining season to avoid collapse.
