A follow up on the traffic management issue we raised recently.

After sharing some of the costs and challenges we are seeing with traffic management for simple vehicle crossings, we were invited by the Deputy Mayor to speak at a Selwyn District Council meeting about what is happening on the ground.

A big thanks to Justin McDonald from Que Homes for getting up there with me. Public speaking is definitely outside my comfort zone, but it was important to have the conversation and explain the impact these requirements can have on builders, developers and ultimately homeowners.

Since then, Council have come back to us and have already held a meeting around what could be changed and improved.

The goal was never to remove traffic management or compromise safety. It was about making sure the requirements are practical, proportionate to the level of risk, and make sense for the type of work being carried out.

Really positive to see Council listening and taking the issue seriously. Hopefully this is the start of some sensible improvements for everyone working in the industry.

Looking back through these photos, it’s the mix of materials that makes this place work so well. Cedar outside, warm timber inside, simple bathrooms, plenty of natural light and landscaping that will only get better with time.

Nothing too overdone. Just a lot of small decisions that came together well.

We’ve been busy behind the scenes creating something a little different 🔥

We’ve designed and built our own mould for these in situ concrete outdoor fires, allowing us to create fires up to 3m wide with either single or double flues.

This one is our first demo fire and is currently for sale at a discounted price.

Want to know why housing is costing more?

Here’s a small example that adds up fast.

We’re preparing a driveway crossing on a quiet road in a new subdivision. To do the work, we need a full traffic management plan and traffic management set up.

They come out, set everything up, we complete our part, then it all gets packed down.

Then when the asphalt crew comes back to do roughly 40 minutes of work, traffic management has to come back out and set the whole thing up again.

We have absolutely no problem with traffic management where there is a genuine risk. On busy roads, high speed roads or anywhere workers and the public need protecting, it makes complete sense.

But on a quiet subdivision road seeing maybe 2 or 3 cars an hour, should thousands of dollars really be getting added to the cost of building a home for this?

Surely there has to be a more practical system based on the actual risk of the road and the work being carried out.

Interested to hear what everyone thinks. Is this sensible safety, or has the system gone too far?

This 20 year old olive tree was too good to lose, so instead of cutting it down we decided to move the whole thing.
