SABLE | PROJECT

A simple palette, done well.

Crisp Stria, warm Abodo and dark detailing come together on Sable’s exterior — with seamless indoor-outdoor living made for Māpua summers.

REVISITING | THE INLETS

A little look back at a BLAC favourite.

Inlets is one of those homes that still feels just as good today. Warm timber, crisp white brick, dark detailing and beautiful natural light come together to create a home that feels relaxed, considered and incredibly liveable.

From the light-filled kitchen and living spaces to the outdoor areas designed for easy Māpua living, there’s plenty about this one we still love.

Always nice to revisit a good one.

The faces behind BLAC 🖤

A family-run team, a shared passion for great design, and a whole lot that happens behind the scenes to bring each home to life.

From design and interiors through to project management, construction and everything in between — we’re proud to offer a genuinely personal approach from the first conversation right through to handing over the keys.

Small team. Big heart. Beautiful homes.

Beyond the standard wardrobe.

When designing kids' bedrooms, it's worth thinking beyond a standard wardrobe hidden behind sliding doors.

For the two boys' rooms at Project Nineteen, we incorporated a custom wardrobe and desk combination that makes every square metre work harder. By integrating a study nook into the joinery, we've created dedicated storage, a space for homework, and shelving for books, trophies and treasured keepsakes—all within one streamlined design.

Why we love this approach:
• Maximises floor space
• Creates a dedicated study zone from day one
• Reduces the need for additional furniture
• Keeps rooms organised and clutter-free
• Provides display space for personal items
• Creates a more high-end, custom feel
• Makes a home feel more considered, lived-in and uniquely yours

Built-in joinery isn't just about storage—it's about creating spaces that feel intentional. Thoughtful details like this can completely change how a room functions and elevate the overall feel of your home.

If you're building or renovating, consider where your joinery can do more than one job. The result is often a space that looks better, works harder, and adds lasting value.

MAHANA RIDGE PROJECT

A home designed to sit quietly within its surroundings.

Soft venetian plaster finishes, clean gable forms, and a warm, natural palette create a timeless exterior, while inside, light-filled spaces and carefully considered details bring everyday living to the forefront.

From the landscaped approach to the calming interior tones, every element of the Mahana Ridge Project has been designed with simplicity, warmth, and longevity in mind.

We can't wait to share more of this beautiful home with you.

THREE PEAKS | HANDOVER NIGHT

Last week we finally got together to celebrate the handover of Three Peaks.

While our clients moved in before Christmas and have already been enjoying their new home for several months, the end-of-year rush meant we postponed the official handover celebration until now. In some ways, it made the occasion even more special — getting to return, see the home being lived in, and celebrate the completion of the journey together.

This project was particularly meaningful as these clients have built with BLAC before, and there’s no greater compliment than having someone trust us a second time to bring their vision to life.

A huge thank you to our clients for their continued support, and to our team, subcontractors and suppliers who helped make Three Peaks a reality.

Congratulations on your beautiful home. It was a pleasure to hand over the keys — even if they’d already been in your pocket for a few months.

Project Nineteen | Separate Lounge

A space designed to slow things down.

While the open-plan living area is the heart of the home, the separate lounge at Project Nineteen offers a quieter retreat — perfect for movie nights, reading a book, or simply escaping the hustle of family life for a moment.

Soft textures, warm timber tones, full-height sheers and a calming neutral palette come together to create a space that feels both inviting and relaxed. It's a reminder that great home design isn't just about open spaces — it's about creating different zones that support the way you live.

If you've spotted something you love in this space, from the furnishings to the finishes, feel free to get in touch — we're always happy to share product and supplier details.

PROJECT NINETEEN

A small snapshot of Project Nineteen's entrance and roadside elevation.

The combination of light timber cladding, textured concrete masonry, and dark architectural detailing creates a simple yet striking first impression. Subtle material contrasts and clean lines work together to add depth and interest, while the mix of mono-pitch and gabled forms gives the home its distinctive character.

Sometimes it's the quieter moments of a home that say the most.

Dark, moody, and unapologetically bold.

The guest ensuite at our Kotare Project is proof that bathrooms don't have to be light and bright to feel luxurious. Wrapped in deep-toned tiles from floor to ceiling, this space creates a dramatic atmosphere while still feeling refined and timeless.

The softly backlit circular mirror adds warmth, while the brushed nickel fittings and crisp white basin provide just the right amount of contrast against the darker palette.

As the third bathroom in the home, this was the perfect space to take a design risk. The result is a bathroom that feels sophisticated, memorable, and a little unexpected.

Would you go for a dark bathroom in your own home?

From old to new.

What was once a modest single-storey home on this incredible waterfront site has been completely transformed into the architectural home that now stands in its place.

The original home was removed to make way for a design that better embraced the property's coastal position, maximised the views, and created spaces that connect seamlessly with the outdoors.

The result is our QUAYS Project — a striking two-storey home featuring warm timber cladding, dark iron cladding, expansive glazing, and a bold architectural form that sits beautifully within its surroundings.

Projects like this are a reminder that sometimes the best way to unlock a site's full potential is to start fresh and design a home specifically for the way you want to live.

Swipe through to take in some of our favourite exterior angles of this waterfront transformation.

Thinking of replacing an existing home with something that better suits your lifestyle? We'd love to help bring your vision to life.
