Sometimes the council file has almost nothing useful in it.

So we dig out the old originals — yellowed, torn, folded for decades — and carefully bring them back into play. Flatten. Tape the tears. Photograph or scan at high res.

Helping on this one: my 13-year-old apprentice daughter. Not glamorous work. But those Oct ’78 drawings still hold the bones of the house — and that’s gold when you’re planning a reno today.

You notice craftsmanship in the little things.

The way the tiles line up. Brass that feels solid in the hand. Waterproofing you never see — but you feel every time you step into the shower.

That’s the part of a renovation that lasts. Not just how it looks on day one, but how it wears after a few winters of Auckland weather.

Thinking about a bathroom, kitchen, or larger reno? Message us, or book a discovery call:

Spring's here, and a lot of Auckland homeowners are asking the same thing: "Can we get this done before summer?"

The honest answer depends on the job, but the projects that run smoothly tend to have these sorted early:
1) A clear brief: what's not working in the house now, and what you want day-to-day life to feel like after
2) A realistic budget range, including a contingency for surprises behind the walls (common in older Auckland homes)
3) Whether the work needs a building consent, because that sets the timeline more than anything else
4) Design and build in the same conversation, so the plans you fall in love with are ones that can actually be built within budget

If a renovation is on your list for the next year, now is a good time to start the conversation, even if the build itself comes later.

Send us a message and we'll talk through what's realistic for your place.

Homeowners often ask us: should we renovate… or start again?

Useful filters (not one-size-fits-all):
1) Structure & weathertightness — if the bones and envelope are sound, renovation often stacks up
2) Layout vs location — love the section and neighbourhood? A smart reno can unlock the plan you want
3) Scope creep risk — if "just a kitchen" becomes every wall in the house, pause and re-cost the path
4) Consent & complexity — bigger structural changes change the project type

There's no badge for choosing the bigger option. The win is a home that works for how you live — and a path that fits budget and time.

General guidance only; every property is different. Happy to talk through your situation without the jargon.

Before the fun stuff (kitchens, bathrooms, open-plan), a solid reno starts with clarity on consent.

In plain English:
• Some work is permitted building work — still needs to be done right
• Other work needs a building consent — plans, specs, and the right licensed people
• Design-and-build helps because drawings, scope, and site work stay in one conversation

We're not your council or engineer — for structural questions, always check with the right professionals. What we can say: guessing on consent is how timelines and budgets go sideways.

If you're planning a renovation in Auckland, ask early: "What triggers consent on this job?" It's the boring question that saves the project.

Message us if you want a plain-English chat about process (no hard sell).

A lot of Auckland villas and weatherboard homes feel "closed in" — not because they're small, but because light can't travel.

Three simple design moves that open things up without a full gut:
1) Borrow light — glass doors or a wider opening between kitchen and living
2) Soften the sightlines — keep floor finishes consistent so rooms feel connected
3) Lift the eye — lighter walls, fewer visual breaks at door height

Not every home needs a wall knocked out. Sometimes it's about where light lands and how you move through the space.

Thinking about a reno? Drop a comment or message us — happy to talk through what's realistic for your place.

Solid core or hollow core doors — where is the extra money actually worth it?
Solid core makes the biggest difference in bedrooms, bathrooms, home offices and media rooms. Hollow core is usually the sensible choice for wardrobes and storage.
Our new Auckland guide covers costs, sound, room-by-room choices and the important difference between a solid core door and a rated fire door.
