Two-storey homes can sometimes make a lot more sense on tighter Wellington sites.

Especially when land is limited.

Building upward instead of outward can help:
• maximise outdoor space
• work better on narrow sections
• improve privacy
• and create a more efficient footprint overall

We’re seeing more interest in smarter layouts rather than simply bigger homes.

Especially across infill and subdivision sites around Wellington.

Good design matters even more when space is limited.

For a lot of first-home buyers, the hardest part is often knowing where to begin.

Choosing land.
Understanding costs.
Working out what’s realistic.
Trying to make sense of council rules, finance, plans, and timelines all at once.

There can be a lot of moving parts early on, especially for people going through the process for the first time.

That’s why we try to keep things as straightforward and practical as possible.

No industry jargon.
No pressure.
Just honest conversations about what could work.

Once people have a clearer understanding of the process, building a home can start to feel much more achievable.

A lot of Wellington backyards have more potential than people realise.

More people are starting to explore options like:
• adding a second dwelling
• building for family
• creating an investment property
• or subdividing part of their section

Usually the hardest part is simply knowing where to start.

Every section is different.
Every council rule is different.
Every budget is different.

That’s why early planning conversations matter so much.

Sometimes a quick conversation can help people understand what may actually be possible on their land.

Not every Wellington section is straightforward.

One home we worked on could only be accessed by a very narrow dirt pathway.

No easy truck access.
No wide driveway.
Just a tricky site and a bit of problem-solving.

In the end, the neighbours kindly let us use their driveway so we could safely get materials and equipment where they needed to go.

That’s the reality of building in Wellington sometimes.

Every site is different.

A lot of people assume difficult sections can’t be built on, but often it just means the planning becomes even more important before construction starts.

We’re seeing more families looking at smaller homes for parents, adult children, or extended family.

Not necessarily because they planned to.

Mostly because housing costs have changed the way people live.

That’s part of why we designed the Skara and Banff granny flats.

At 70sqm, they’re compact, practical, and designed to work well on smaller Wellington sections.

For many families, smaller homes are becoming a smarter alternative to:
• paying separate rent
• trying to buy another property
• or squeezing everyone into one older home

Smaller homes can still feel comfortable when the layout is done properly.

You can read more about smaller homes and granny flats on our website.

A lot of people we talk to lately thought building a home in Wellington was completely out of reach.

Not because they wanted something huge.

Just because housing in general feels overwhelming right now.

What’s interesting though, is more people are starting to rethink what they actually need in a home.

Smaller footprints.
Smarter layouts.
Less wasted space.
Lower maintenance.
A simpler path into home ownership.

Homes like The Cromwell were designed with exactly that in mind.

Not oversized.
Not overcomplicated.
Just practical homes designed to work well for real people.

Not every building opportunity starts with an empty section.

Sometimes it’s a backyard, a corner site, or a property that has more potential than people realise.

We know there are a lot of Wellington property owners looking at ways to subdivide, add another dwelling, or make better use of their land.

That’s where having a well-designed plan can make things feel a lot clearer.

For a lot of first-home buyers, the hard part is knowing where to start.

There’s so much noise out there, and it can be hard to tell what’s actually realistic.

The Cromwell is one of those plans we think is a great place to begin if you want something practical, well laid out, and designed for everyday living.

It’s a good reminder that affordable homes in Wellington don’t have to be overcomplicated.

We’ve been thinking a lot lately about how many families are trying to make space work harder.

Whether it’s for ageing parents, adult kids, or just having family close by, a granny flat can be a really practical option.

Our Banff and Skara plans are both 70m², and they’ve been designed for exactly that kind of flexible living.

For a lot of people, building something smaller makes much more sense than trying to take on a full-size new build right now.

If you’ve been looking into Wellington granny flats, these are well worth a look:

Building a new home can feel like a lot.

For many people, it can seem too expensive, too confusing, or just out of reach.

That’s a big part of why Miro Homes exists.

We wanted to create a simpler path for people who want a new home in Wellington without going through a fully custom process.

If you’re a first-home buyer, an investor, or looking at a smaller development, our homes are designed to be practical, straightforward, and easier to get your head around.
