Many people assume that construction drawings alone are enough to build a project. In reality, however, Contract Documents are the complete set of documents that define the work, govern the contractual relationship, and establish the rights and responsibilities of all parties involved.
They consist of two major components:
1๏ธโฃ ๐๐ฟ๐ฎ๐๐ถ๐ป๐ด๐ (๐ฃ๐น๐ฎ๐ป๐)
These are the graphical representations that show what is to be built and where it will be built.
They typically include:
๐ Architectural Drawings โ Show the site development plan, architectural plans, elevations, sections, room details, schedules of doors and windows, architectural details, and finishes.
๐๏ธ Structural Drawings โ Show the structural system, foundations, columns, beams, slabs, and related details.
โก Electrical Drawings โ Show power distribution, lighting, communications, fire alarm systems, and other electrical installations.
๐ฌ๏ธ Mechanical Drawings โ Show HVAC systems, ventilation, fire protection systems, and other mechanical components.
๐ฐ Plumbing Drawings โ Show water supply, sanitary systems, storm drainage, gas piping, plumbing fixtures, and related details.

If the drawings show what needs to be built, the project manual explains how it should be built.
It generally includes:
๐ Bidding Documents โ Documents used during procurement and bidding, including instructions to bidders and bid requirements.
๐ค Agreement โ The contract between the Owner and the Contractor defining the project scope, duration, and contract amount.
๐ General Conditions โ Standard provisions governing project ex*****on, administration, and closeout.
๐ Supplementary Conditions โ Project-specific provisions that modify or supplement the general conditions.
๐ฆบ Technical Specifications โ Detailed written requirements for materials, workmanship, equipment, installation methods, and quality standards.

The Drawings and Project Manual should never be viewed separately. Together, they form the complete Contract Documents that guide the project from procurement through completion.

Drawings tell us what to build and where to build it.

Specifications tell us how to build it, the required quality standards, and the legal and administrative requirements that must be followed.
When either component is incomplete, unclear, or inconsistent, the project becomes vulnerable to disputes, delays, cost overruns, and construction errors.
๐ In simple terms, Contract Documents serve as the project's rulebook from bidding and construction to final turnover and closeout.
