"Rs 5,000 per sq ft." So Why Did My House Cost More?

A lower rate does not mean a cheaper house.
Two contractors quote you Rs 2,000 and Rs 3,000 per sq ft. That does not mean the second one is expensive. The difference may be hidden in the material: the brand and grade of the tiles, paint, fittings and wood. It is like a caterer's Rs 2,000 menu against a Rs 3,000 menu. They are not the same meal.

Sometimes a low rate is also a way to win the contract. The gap can then show up later, as extras or as cheaper material than you expected.

Without a list of materials, you cannot compare the two rates.

A small house costs more per sq ft than a big one.
Every house needs a kitchen, bathrooms, plumbing, wiring, doors and a staircase, whatever its size. These cost about the same in a small house and a big one.

Example (illustrative):
• Kitchen and 2 bathrooms cost Rs 3 million in both houses.
• A 1,500 sq ft house carries this at Rs 2,000 per sq ft.
• A 3,000 sq ft house carries the same Rs 3 million at Rs 1,000 per sq ft.
• Add Rs 4,000 per sq ft for the rest of the building, which grows with area.
• The small house comes to Rs 6,000 per sq ft and the big one to Rs 5,000.

The same quality costs more per sq ft in the smaller house. That is why a rate per sq ft is a guess, not a price.

The real price is in the list: what you choose, how much of it, and what each item costs. That list is called a BOQ.

Your Budget Is Fixed. A Priced BOQ Helps You Stay Inside It.

Most owners build with a limit: the funds they have available. A priced BOQ shows what each part of the project costs, so you can decide where the money goes before construction starts.

Here is how it works:

1. Get the priced BOQ. Every item is listed with its specification, quantity and cost.

2. Set your priorities. Decide what matters most to you. For example, a good kitchen.

3. Adjust the other items. If the total is above your funds, look at the items that matter less to you. You can choose a simpler specification, reduce a quantity, or leave an item for a later phase.

4. Check the total again. Each change updates the cost, line by line. Repeat until the total fits your funds.

The kitchen stays as you want it. The savings come from items you chose, not from cuts you discover later.

One caution: structure and safety items are not the place to save. Make your adjustments on finishes, fittings and extras.

These decisions cost nothing on paper. After construction starts, changing them costs time and money.

A rate per sq ft cannot do this, because it shows one total and no items. A BOQ shows every item, so the choice is yours.

Same Area, Different Cost per Sq Ft. And the Owner Cannot See Why.

Two houses with the same covered area can have very different costs per sq ft. When the price is given as one figure per sq ft, the owner cannot see what is behind it.

Take one item: the shower. A premium imported shower can cost Rs 150,000. A standard shower set can cost Rs 35,000. The difference is Rs 115,000 per bathroom. In a 3,000 sq ft house with three bathrooms, that is Rs 345,000, or about Rs 115 per sq ft, from one item alone.

Now think of a house with 100 or more items like this: tiles, sanitaryware, kitchen, doors, lighting, paint. The difference can be much larger, and none of it shows in a per-sq-ft rate.

The BOQ gives you that visibility. A Bill of Quantities lists every item with its specification, quantity and rate, so you see where the money goes and where the choice is yours.

So when you build your house, ask for a BOQ to finalize the contract, not just a rate per sq ft.
