We have been assisting homeowners all throughout the DFW after the recent storms and have noticed a few concerning issues. Most notably, contractors are not tarping roofs or preventing further damage. The entire point of a roofing inspection is to document damages and to mitigate future potential loss such as leaks. Too many contractors are concerned with “filing a claim” and not taking care of the homeowner.
We have also noticed that contractors are pushing the “stay local” narrative and taking advantage of homeowners lack of knowledge of the insurance process. We have talked to homeowners with $100k claims who are fully prepared to give ALL of their insurance proceeds to the contractor without an estimate. They were going to receive a bare bones shingle and the contractor would likely pocket $50-60k of the job.
Here is a list of the MINIMUM you should receive from your contractor:
• Full inspection report with damage photos of ALL slopes and elevations.
• Tarp, cover, or repair any missing shingles, fractured shingles, damaged ridge caps, and holes or tears in the roof. Ask your contractor to board broken or damaged windows, garage doors, or any other area susceptible to weather.
• An estimate detailing the scope of work, cost, products, and materials that will be used on your home.
