There is a common misconception when it comes to whether or not you should have the sewer line inspected before buying your next home and that is: “If there are no trees in the yard, there are no roots in the main drain pipe right?”

Ehhh, wrong! We find roots in sewer lines more than half the time with no trees in the yard and they are from weeds particularly native grasses that can extend up to 6ft. deep and take advantage of vulnerable and damaged drain pipes. Severely affected pipes may need relining to seal the pipe (a $9.35k repair). If roots are getting in, they are clogging the main line, and you can bet your bottom, waste water is leaking out.

Recently, while watching me open a main electrical panel, a listing agent said to me, in all the years she sold real estate, she had never seen a home inspector open the interior plate of an electrical panel before.
I was SHOCKED! 👀

There could be many electrical fire hazards lurking behind the interior dead front plate such as these commonly found double tapped 20A circuit breakers discovered in an electrical sub panel.

These breakers are not designed for two wires. Double tapping can create a loose wire connection that can potentially spark or arc resulting in an electrical fire!

Additionally, double tapping can overload a breaker causing the breaker to constantly trip and overheat.

Good news!

Making this condition safe and repairing a double-tapped breaker typically has a relative low cost of less than a few hundred dollars.

This is one of the many electrical safety concerns we look for during a home inspection.

During a recent home inspection in Rancho Cucamonga, Ca, I came across a water heater flue installation configuration and I had thought that after performing Home Inspections for the last 25 years that I had just about seen anything and everything a home owner or unskilled trades can accomplish and do, but this flue installation takes the cake. Please have an experienced HVAC contractor repair.
