Don't Buy That Lot. Not Yet.

It looks perfect from the road. But do you know what's underneath it?

Before a family commits to land, we drill into it. Soil borings tell us what's actually down there — clay, sand, rock, or organic material that can't support a foundation without engineering. Skip that step, and you find out the hard way, usually after you've already signed.

One of our clients, Curtis Hays, put it simply: "What you don't want to end up happening is you find out that your site costs are twice as much as what you expected."

That's exactly what we're built to prevent. Before you sign, we tell you what's under the ground.

We stage our decisions so you don’t feel overwhelmed. You might spend an afternoon or two selecting cabinets for your home this week. Then you will be on to the next decision in the queue. What we won’t do is toss you into 200 decisions right off the bat. We have a system and you will walk through it with us, hopefully having fun while you do it!

The best part is that you don’t have to spend days researching cabinets or lighting or flooring. We send you to our trusted vendors and partners and they work with you to select the right items for your home, your lifestyle, and your budget.

What's a Perc Test?

If the lot you're eyeing isn't on city sewer, you're going to need a septic system — and whether that's possible (and what it costs) comes down to one test.

A perc test measures how quickly water moves through the soil on a property. It tells us what kind of septic system a lot can support, and whether it can support one at all.

Many families don't hear this word until they're already committed to a lot and ready to build. We run it before you sign, as part of our 45- to 60-day due diligence window where we're also checking soil, water table, and grading. If a lot's going to cost more to build on, you'll know before you're committed.

Most homesites come with fine print: a strict HOA telling you what color your garage door can be, a lot price that doesn't include the site work, extra costs you find out about later.

Orchard Lane doesn't work that way.
