Not every part of a coating project looks pretty… but this is where the real work happens.

We’re currently at UGA working on a condominium project across from Sanford Stadium, and right now it’s all about prep. Years of old coatings have built up on these concrete surfaces, and removing them properly has taken some serious grinding equipment and a lot of effort from our crew.

Before a pedestrian polyurea coating system can perform the way it’s supposed to, the concrete has to be properly profiled and cleaned. If the prep work is skipped or rushed, coatings can fail early — peeling, bubbling, or delaminating down the road.

That’s why we don’t cut corners.

Good coatings start with aggressive, thorough surface prep, even when it’s the toughest part of the job. We’re looking forward to showing the finished system once installation begins.

We The Waterproof Group completed a pedestrian coating system using Sika Sikalastic, finished with a TC 225HT clear topcoat and integrated pebble color pack.

This project included two elevated patios at the Telephone Factory Lofts in Atlanta, Georgia—both located above occupied commercial space and actively leaking.

In addition to the coating system, we installed trench drains on each patio to properly manage water and eliminate intrusion at the source.

The result wasn’t just a repair—it was a full concrete restoration and waterproofing solution designed to protect the structure long-term while bringing new life back to the property.

Those “stalactites” hanging from the concrete? Yeah… that’s not supposed to be there.

What you’re actually looking at is long-term water intrusion doing its thing—slowly breaking down the structure from the inside out. It might look interesting, but it’s a sign your parking deck needs help.

We recently completed a full roof restoration project that required taking things all the way back to the structure—and the results speak for themselves.

After removing the existing failed membrane and replacing damaged plywood substrate, we also removed the coping to properly address the entire system from the ground up. From there, we installed a sheet membrane directly to the plywood across both the roof deck and vertical wall transitions.

To ensure long-term performance, we fully reinforced the system using a urethane coating embedded with fabric—carried seamlessly across the roof, up the walls, and over the parapet. This created a fully adhered, monolithic waterproofing system with no weak points.

Once cured, we returned with a high-solids silicone topcoat, delivering a clean, durable, and highly reflective finish.

This roof came together exactly how it should—tight, seamless, and built to last.

Next phase: completing the metal skirt wall around the mid-structure and finishing it out with a fresh paint system to match the overall restoration.
