Most crawl space vents aren’t letting your home breathe, they’re smothering it with moisture.
It’s easy to see why many homeowners would think differently. Vents by their very name imply they are a natural way to encourage airflow, not stop it.
This seemingly commonsense logic seemed so sound that crawl space vents became code across much of the country back in the day. But like much inherited wisdom, context matters.
If you have a moisture problem, an open or vented crawl space does encourage airflow, but not in the ways you might think.
Instead of helping to create cross-ventilation to keep the home fresh, dry, and mold-free, crawl space vents act as additional entry points to pull in warmer outside air.
In the notoriously subtropical Hotlanta summertime, the hot, humid air replaces cooler air in the crawl space and creates moisture problems around vital components such as subfloors, floorjoists, and ductwork.
Over time, this is how you get microbial growth, damaged floors, moldy smells, higher energy bills from an HVAC system working overtime, and a host of other issues in your living areas – all signs of mold and moisture problems festering below.
The real issue boils down to vent placement. Almost all of the crawl space vents we see in older homes were installed arbitrarily, without careful judgement or scientific grounding.
Whatever airflow benefits they were supposed to provide are therefore neutralized, producing the opposite effect.
So what is the solution? Simply replacing old vents, adding foundation points, and installing properly aerodynamic systems is impossible.
Instead, sealing vents, encapsulating the crawl space, and installing a dehumidifier is your best bet to create a properly conditioned and moisture-controlled crawl space.
