The porch, enclosed.

This Austin backyard already had the bones: a wood-lined ceiling, heavy timber beams and stone columns. What it didn’t have was a way to use it all summer without fighting the bugs.

We screened it in around the original frame, so the beams and stonework still read from the pool. Same porch, now a room you can actually live in.

Two months. That’s how long it took to give Torch Literary Arts its first home.

After a year of delays with a previous contractor, Amanda Johnson, founder and executive director of Torch Literary Arts, brought us in to finish the Torch Center in North Austin. We put in a brand-new AC system, new electrical and lighting, and the wall finishes. We also added more painting than the original scope called for, and stayed inside a nonprofit budget.

Today it’s a lit shop, a library and a creative home for Black women writers and the whole Austin literary community. Readings, workshops and a monthly open mic are open to everyone.

Go see it at The Linc in North Austin, and swipe through for the before and after.

Thank you, Amanda, for trusting us with this space.

Meet our Lead Designer, Damaris De Hoyos.

Choosing a backsplash can feel overwhelming, with hundreds of tiles and colors and no idea what goes with your countertop. That’s where Damaris comes in. She’ll narrow it down to the options that actually work for your space and tell you honestly which one she’d pick.

That’s what our Austin showroom is for. Come touch the tile, see the stone in real light, and sit down with Damaris to talk through your kitchen or bath.

Before the build, the teardown.

This old garage had reached the end of its life, so we took it down to make room for something better. What goes back up is a fully finished, permitted space built from the foundation up. Every transformation starts right here, on demo day.

Follow along to watch this one go from cleared pad to finished build.

Your backyard could be doing a lot more.

An ADU adds real living space, rental income, and long-term value to your property. Here’s what goes into it: we start with what your lot actually allows, handle every permit and inspection for you, rough in the utilities, and frame for height so a small footprint lives large. Big windows and glass doors do the rest, turning a compact build into a space that feels like home.

That backyard you barely use could be paying your mortgage.

An ADU is one of the smartest moves a homeowner in austin can make right now. more room when you need it, rental income when you don’t, and real value added to the property either way. This one started as bare studs and good light. in a few weeks it is a finished, standalone home.

We run the whole thing, from what your lot actually allows to the final walkthrough. the hard parts are ours. the backyard stays yours.

It started as an empty shell and a floor plan sprayed on concrete.

We teamed up with Industrious Austin to design and build their new training facility from the studs out. Full HVAC, lighting, insulation, and paint. New bathrooms and showers in the back. A layout mapped station by station around how they actually coach and train.
Our Design Build Specialist, Arie, worked side by side with Luis and his team on everything from the lighting concept to the flow of the room.

“LFM and their whole team were really big players for us during our construction phase.” Luis Herrera, co-owner of Industrious Austin
