Planning a fall remodel on an older Arizona home? Read this first.

Homes built before 1980 can contain asbestos in more places than people expect — popcorn ceilings, old vinyl floor tiles, pipe insulation, and some textured wall coatings. Here's the key: asbestos is generally only a hazard when it's disturbed and the fibers go airborne, which is exactly what happens during demo, sanding, and scraping. Testing before you start means you know what you're dealing with instead of guessing.

A water-damage lesson most homeowners learn the hard way.

Many homeowners policies treat a sudden event — like a burst pipe — differently from slow, gradual leaks that were left unaddressed, so catching and documenting a problem early really matters. Take photos before you start cleaning up, hang on to receipts for any emergency repairs, and report it promptly. Policies vary quite a bit, so it's always worth reading your own, but good documentation tends to make the whole process smoother.

Found a water stain on your ceiling weeks after this summer's storms?

Monsoon-season roof leaks don't always show up right away — water can travel along a beam before it finally pools and stains somewhere else entirely. The first 24–48 hours matter most: drying things out quickly is what keeps a small spot from turning into warped drywall and mold down the line. Snap a photo, note the date, and dry the area as much as you safely can.

1. Mold — Seasonal how-to (swamp cooler shutdown)

Shutting down the swamp cooler for the season? Don't skip the last step.

Evaporative coolers hold standing water in the pan, and when they sit idle through fall and winter, that leftover moisture mixed with trapped dust becomes a quiet little breeding ground for mold — inside the unit and sometimes the ductwork. Draining the reservoir, letting it dry fully, and covering the unit now means you won't get a musty surprise when you flip it back on next summer.

Monsoon's winding down — but the moisture it left behind can still be working against you.

After a wet Arizona summer, mold loves the humidity trapped in bathrooms, laundry rooms, and around evaporative ("swamp") coolers. As you get ready to switch your cooler off for the season, peek at the pads, ducts, and ceiling nearby — musty smells or dark speckling are early warning signs. Catching it now, before things close up for fall, keeps a small spot from spreading.

Cooler evenings are coming — and so is heating season. A 5-minute checklist can prevent a house fire.

Before you fire up the furnace or space heaters, give them a clear 3-foot zone away from anything that can burn, test your smoke alarms, and replace batteries if they're older than a year. If you use a fireplace or gas heater, make sure it's been inspected. Small habits like these are the difference between a cozy fall and an emergency.

See that ripple in the floor? That's water damage — and it happens faster than most homeowners expect. 💧

This laminate plank swelled and warped after water seeped underneath it. Laminate has a fiberboard core, so once moisture gets in, the boards puff up at the seams and edges — and unlike solid wood, they usually can't be dried out and saved. The tricky part? A small leak from a dishwasher, fridge line, or AC unit can spread under the flooring for days before you ever see the buckling.

If you catch a spot like this, act quickly: find and stop the water source, and get the area drying before mold sets in underneath. The sooner it's addressed, the less of the floor you'll have to replace.

Seeing warping or soft spots in your floor? We're always happy to take a look — call us at (602) 320-9232 or visit [email protected].

Ever wonder what professional water damage drying actually looks like? This is it. 💨When water gets into a wall, mopping up the puddle isn't enough — moisture wicks up into the drywall and hides in the cavities behind it. Here's what the pros do: remove the baseboards to open up the wall, set air movers (those fans) to pull moisture out of the surfaces, and run a commercial dehumidifier to take it out of the air. Those blue X marks? That's moisture mapping — we test the wall and flag the wet zones so nothing damp gets sealed back up.

Done right, this process dries the structure thoroughly and helps prevent mold before it ever starts — usually in a matter of days, not weeks.
