What does it take to turn a former Baltimore Honda service center into a $30 million mixed-use development?
Quite a bit of work below, around, and outside the building itself!
The new six-story building at 2507 N. Howard Street transforms a former industrial site between South Re*****on and Station North into a mixed-use development with 64 apartments, approximately 25,000 SF of office and community space, and ground-floor retail.
CityScape Engineering, LLC partnered with Seawall to provide the civil engineering and permitting needed to support that transformation.
Site demolition, grading, and utility plans

Water and sanitary service connections
Fire hydrant design and permitting along N. Howard Street
Six accessible sidewalk ramps and street restriping associated with the project’s traffic mitigation requirements
Baltimore City Site Plan Review coordination

Bid-phase and construction support
From early site planning through permitting and construction support, CityScape helped navigate the civil infrastructure and City approvals needed to move this urban redevelopment forward.
The building may get most of the attention. Still, utilities, stormwater, pedestrian accessibility, streets, and public infrastructure all work together to transform an underused property into a place where people can live, work, and connect.
