Twice a week I get the same phone call from a stressed-out Realtor:
“We’re supposed to close in two weeks and the buyer’s inspection just flagged the roof.”
Now everyone is scrambling:
• The buyer is nervous
• Insurance becomes an issue
• The seller is caught off guard
• The deal is suddenly at risk
Most of the time, this could have been avoided with a simple roof inspection BEFORE listing the home.
A pre-listing roof inspection gives you time to:
✔ Address problems early
✔ Get repair documentation
✔ Provide a roof certification or condition report
✔ Explore insurance claim options if storm damage exists
✔ Prevent last-minute surprises that can derail closing
In this market, it would be a shame to lose or delay a deal over something that could have been identified ahead of time.
At Bison Roofing, we work with Realtors every week to help make closings smoother and less stressful with free roof inspections and detailed photo reports.
If you’re getting ready to list a house, let’s inspect the roof before the buyer’s inspector does.
