This is the same TPO roof from the earlier video where we mentioned it appeared the grease may have blown out of the stack area. 😳

I wanted to show the property owner the extent of it before we begin the cleaning process. It’s honestly hard to explain just how much grease ended up across this roof until you physically see it.

We were originally called us out for a leak investigation, but with this level of contamination, it’s going to be difficult to properly evaluate the roof system until the affected areas are cleaned and exposed.

This is the kind of stuff you run into on commercial roofs that most people never get to see from ground level. There’s usually a bigger story behind the leak.

Client called us out for what they thought was a roof leak. After a full diagnostic inspection, it became pretty clear the water intrusion was likely coming from the wall system around the windows and exposed nail pe*******ons — not the roof itself. 👀

One of the biggest misconceptions in roofing is that if water is showing up on the ceiling, the roof must be leaking. Sometimes the problem is the siding, windows, flashing, wall pe*******ons, or other building components allowing water in.

This applies to both residential and commercial properties. Proper diagnostics matter because the goal is to find the actual source of the problem, not just guess at it. 🏠🏢🔍

This was a mess!

Commercial roof leak call turned into something completely different. 👀

Got on this TPO roof expecting to track down a leak and immediately noticed black stains everywhere. After looking closer, it turned out to be grease contamination from a restaurant exhaust system. Stuff like this can damage a commercial roof system over time if it goes unnoticed.

Before we can do a proper, thorough investigation, this roof will need to be cleaned so the actual roof conditions can be seen clearly. 🏢🔍

Reported leak inside, so we got eyes on the TPO roof.

This one appears to be coming from a roof vent top that was left open or possibly blown open by wind. Sometimes the source is obvious. Sometimes it takes a closer look. Either way, proper inspection matters. 🔍🏢

Gave him this hat when we wrapped up his roof over a year ago…

That kind of pride doesn’t fade.

Roofing material prices still haven’t truly stabilized since COVID. 📈

Most manufacturers have been pushing through roughly 2–4 price increases per year, and during 2021–2022 some products were increasing almost quarterly.

When you stack multiple 5–10% increases year after year across shingles, metal, insulation, freight, and labor… it adds up fast. That’s why roofing prices today look very different than they did before 2020.

There’s a difference between a roofer… and a roof consultant.

If you’re looking for a qualified storm assessment or an unbiased roof inspection, ask what credentials they actually carry. A truck and ladder don’t equal expertise.

At PinnacleView Roofing, our certifications include:
• HAAG Certified Inspector – Master Level
(Advanced training in residential, commercial, and wind damage inspections)

• IIBEC RRO & REWO
(Advanced credentials focused on how roofing systems and exterior wall systems are designed, installed, and expected to perform together as a complete building envelope)

• NRCIA Certified Forensic Roof Inspector
(Forensic-level roof inspections and documentation)

Not all inspections are created equal.

To schedule your inspection, call 254-979-4729.

This roof in Lacy Lakeview did have hail damage, but the homeowner’s immediate concern was finding where the active leak was coming from and getting it stopped.

By the time we were called, other roofing companies had already looked at it, but the homeowner still didn’t have clear answers or repair options.

In this video, I show an open transition flashing and exposed pe*******on areas that can let water into the roofing system. Small details like this can lead to major interior damage over time.

Routine roof maintenance and occasional visual checks can go a long way in preventing expensive repairs later.
