A Typical 'Retail Ready' Story
This house had missing shingles & leaks all-over. So it sat unrented for 9mo! (Because who wants to rent a house with a leaky roof?!) Causing a major problem for the landlord.
Rentals already usually have thin margins - And because of the age of the roof, the insurance company denied their claim!
With Missing Shingles and Roof Leaks on every slope - most roofers recommended a full replacement and left this landlord to just figure it out...
Plus a full replacement was going to cost $15,000 on the low end! (There goes your profits for the next 2 yrs!)
This is where Retail Ready stepped in to save the day!
We had 2 solutions - Because of the age of the roof, we did recommend a full replacement which we quoted a full replacement almost 20% LESS than their lowest quote!
But because a full replacement was not in the budget... we got creative!
Instead we did a Retail Ready - Total Roof Repair and repaired ALL the damage around the entire roof! Restoring the existing roof back to 100%! All for just $3,200!
And because the aged shingles look much different than even the closest color match, we did a shingle transplant to maintain curb appeal.
A shingle transplant is where we carefully remove shingles one by one from an inconspicuous location on the roof (usually the rear) and use the older shingles (which are aged the same & the same color shade) to repair all the spots visible from the street.
A shingle transplant doubles our work on the roof, and we do charge a little extra for it. But it helps maintain the curb appeal and helps get buyers & renters in the door! This proved invaluable for this landlord!
But now the landlord had OPTIONS! For the 1st time since the tornado! They can now sell it for full retail value (instead of taking low cash offers because of the damage!) - OR can get it rented again and resume operations as normal!
Now the shingles on this roof are still aged... and will need to be replaced soon. But after our repairs we we're able to give it 5 yrs more of life!
Now the landlord (if they decide to keep it) will have 5 yrs to set aside a portion of the rent to save up for the new roof. Which is a GAME CHANGER for them!
The typical Retail Ready - Total Roof Repair costs just $3,200 (average invoice) - but we only charge for the damage that needs repair. If you only need $500 of work, we will only charge $500!
