Closing in on the final inspection. This home is a custom designed and built home by 208 Design+Build - Architectural Design, Drafting & Construction Management. If it is certified thru RESNET, which in this case is up to the owner, it would very likely meet the requirements of the Department of Energy Efficient New Homes program and RESNET Energy Smart Building requirements, with very likely somewhere around a HERS rating of 50 and between a 1.5 and 2.0 Air Changes per Hour (ACH). In regular person jargon that means this is a very energy efficient focused home and though we don't have the data on the project to show the energy savings, it should save the homeowner's somewhere between $300 and $500 per month in energy usage (always dependent on the homeowner use).
This home features in addition to the farmhouse style timber framed front entry, three bedrooms plus a master suite. It also features a large and open living, dining and kitchen area, an attic framed bonus room (350 square feet finished and 670 square feet unfinished storage and mechanical room area ), a large four car garage and an attached multi-generational living space with its own kitchen and living area as well as two bedrooms and one bath. The coolest feature (we think) is the air tight, thermal and v***r barrier that surrounds the conditioned living space from the base of the footing to the peak of the roof, the Pella Lifestyle window system and the FanTech Energy Recovery Ventilation (ERV) systems providing continuous fresh air to the home. And this home is Zero Energy Ready...which means it would not take much to make this home independent of outside energy sources.
We actually picked this project up post design and ended up having to redesign and re-engineer several aspects of the home which where designed by another entity that just lack the vision and building experience to make this work. This project involved some owner DIY which is a great way to build some equity in your home if you have time...FYI if you think you know what it is going to take to build your own home multiply that times about three. Our experience is that homeowners are really wanting to provide some DIY but often times they do not realize the time commitment and the skills that are really needed. We enjoy helping our clients with there building projects and in getting those building project done right.
