Thinking about an electric vehicle down the road? Bring the charging question to your builder while the electrical plan is still being discussed.

Start with where you would park. Then ask what the proposal actually includes: a conduit route, wiring, an outlet, a circuit, charging equipment—or work still to be decided.

An electrician should evaluate capacity for the planned setup. A spare breaker position alone is not the answer.

Cold weather is easier to prepare for in October than during the first freeze.

A useful fall walk-through starts with five things:
• Follow the water path from the roof, gutters and downspouts.
• Disconnect outdoor hoses and check the instructions for exterior water lines.
• Identify the heating filter size and replacement schedule.
• Check doors and windows for damaged weatherstripping.
• Test smoke and carbon-monoxide alarms.

The goal is not to look for trouble everywhere. It is to know your home, follow the correct instructions and catch a small maintenance item early.

Maryland is working through a statewide building-code update. For buyers, the useful question is not simply, “Is this home built to code?” It is: which code edition, local amendments, plans, and specifications apply to this particular permit?

Bring these four questions to the conversation:
• Which code edition applies?
• Are there local amendments that affect this home?
• Are the plans and specifications current for this address or homesite?
• Has anything changed since the permit package was prepared?

The state still describes the 2026 update as in process, so we separated what is confirmed from what still needs a project-specific answer.

Love a detail in a home photo? Get specific about it.

In this staircase from our Spruce model, the wood treads, white risers, handrails, and black balusters are separate details worth asking about. The same goes for a kitchen: cabinet color, countertop, backsplash, and appliances each deserve a place on your list.

When comparing homes, sort the features that matter to you into four groups: included, optional, not included, and still to be decided. Ask for pricing on the options and confirmation of anything that is unclear.

That turns “I want it to look like this” into a much more useful conversation.

A bigger lot does not always mean more room where you want it.

Before choosing a homesite, ask to see where the house, driveway, and usable yard sit together. If a patio or open lawn matters to you, point to the spot you have in mind and ask what the finished grade is expected to look like.

The front steps and driveway in this photo of our Mimosa model are a reminder to look outside the floor plan, too. How will you get from the car to the door? Where will rainwater go? Are there easements or restrictions to understand before planning a fence or shed?
