We love coming across a unique adaptive reuse story-especially when it is in our own HQ back yard here in Charlotte, NC!

The Club .nc turned a previous brewery space into a two level wellness hub. Two floors for a full energy contrast- lounge, coffee and co-working on one floor, high energy studios that mimic a night out going hard at the club on the other.

Spaces are now being intentionally designed to offer contrast energy-quiet and calm alongside loud and intense. Members have a reason to stay when the space offers them an experience that aligns with their energy for that day.

Not every escalation has to be a flat percentage marching up every year. The step up structure is the strategy most owners have never heard of.

Instead of a static increase across the whole term, the escalation varies in intervals. One version: no increase at all for the first three years, then a bump in the middle years, then a steeper climb at the back end.

The front loaded relief is the whole point. No rent increases early means predictable operating expenses during the years the business is most fragile.

There's no single right structure. The key is a deal that works for you and the landlord will accept.

Every commercial building has a price. Behind every price is a cap rate.

A cap rate is the annual return a building produces if paid in cash. Higher cap, more return, more risk.

Cap rate = NOI ÷ price. A building netting $100k at a 7% cap sells for $1.43M. Flip it: $100k at a 6% cap is worth $1.67M.

Low caps (4–6%) mean strong locations, credit tenants. High caps (7–9%+) mean more risk. Gyms trade at 6.5–8.5%.

The formula shows how it's calculated. Buyers decide where it lands.

Tenants forget: your lease gets capitalized. Every rent dollar at a 7% cap adds $14 to the value. Sign at $120k and the building is worth $1.7M.

Three economic levers in your lease impact your gym's long-term finances:

1. Base Rent
This is the foundation. If the rate is wrong, nothing else fixes it.

2. Rent Abatement (Free Rent After Construction)
This protects your cash flow while you’re building out and ramping memberships. It buys you breathing room when you need it most.

3. Tenant Improvement Allowance (TIA)
This is the landlord’s contribution to your buildout. The higher the TIA, the less capital you need upfront — and the less risk you personally absorb.

Everything else? Secondary.

If you don’t get these three right, you can “win” the negotiation and still lose financially.

A parking ratio is the number of spaces per 1,000 square feet. A 4:1,000 ratio on 10,000 SF = 40 spaces. Landlords, lenders, and cities all speak in this number.

Gyms need more parking than the tenant next door. An office parks people all day. A warehouse parks almost nobody. A gym parks a full class, twice over, every hour. Peak hours put the whole membership on the lot in one week.

Warehouse: 1–2 per 1,000. Office: 3–4. Retail: 4–5. Fitness: 5–10.

Most zoning codes set a ratio by use, and "fitness" runs highest. A space that parked fine as retail can fail code the moment a gym applies.

When opening a second location, a common fear is that the new spot will eat into the membership of the first.

The instinct is to put the second location as far from the first as possible. That's the bigger risk.

The new market knows absolutely nothing about you or your brand yet.

You want enough overlap with the original trade area that reputation and referrals do the early marketing for you, while extending your footprint into areas you couldn't reach before.
