Progress continues on our Perch House project in Bellingham where we’re building a new DADU, remodeling the basement, and putting in 3 new decks to top it all off.

We’ve poured another round of concrete for the footings and have made quick work of the basement demolition, setting us up nicely to begin framing next week.

Things are looking up at our latest passive house project in Bellingham! Skylights are going in while we patiently wait for the delivery next month. In the meantime we'll also be working on the mechanical and electrical rough-ins, interior insulation, and metal roofing.

You know your home better than anyone: the drafty corners, temperature differences between each room, or that one window that always has condensation buildup. Knowing how to solve those issues is another thing.

Before tackling any energy efficient upgrades, we recommend taking advantage of a discounted energy audit through the Community Energy Challenge, a program run in partnership between and . Serving homeowners in Whatcom, Skagit, San Juan, and Island Counties, this program helps homeowners with older houses identify where they're losing energy and provides a detailed report with recommendations to improve efficiency. These audits include blower door testing, thermal imaging, and inspections of insulation, windows, and mechanical systems to determine the culprits.

We understand the upfront costs of an energy upgrade can be heavy; but over time, you'll reap the rewards of lower energy bills and a more durable, comfortable home. The greenest building is the one that is already built. And in Bellingham, saving one could also save you some money.

We'll never stop learning better ways to build new ones, but we can't escape the reality that keeping demolition waste out of the landfill is still the best way to minimize our carbon footprint. This is one of the many reasons we love historic homes, and despite the challenges, always welcome the opportunity to give one a new lease on life.

So to make our case stronger, here's a tip to ease the financial burden of rehabilitating a historic property in the City of Bellingham: if your project meets the criteria, you're eligible for a special tax valuation that could save you thousands on your property taxes, and for 10 years after the work has been completed.

We recently did a deep dive into how homeowners in our area can recoup some of the costs on a project where we go into more detail about this program (among others). You can find that in the link in our bio, and we hope having resources like this will encourage more people to invest in historic properties!

We love watching our clients settle in and seeing how their new space is functioning for them. We recently revisited this remodel in Bellingham that we completed last year, which was a very detail-rich project. Custom cabinets in the kitchen and bathrooms from , countertops by , and an updated layout all make this a great space for hosting company and taking in the views over the bay.

One of the hallmarks of a passive house is continuous exterior insulation, which helps to minimize heat loss, eliminate thermal bridging, and keep indoor temperatures stable throughout the house. And for our latest passive house build, we're excited to be among the first builders in the region to get our hands on a wood fiber product, TimberBoard, from .insulatebetter.

These panels are made from wood chips that are a byproduct from logging and lumber processing and are exceptionally capable at managing moisture, temperature, and sound. Not to mention, since it's made from all-natural materials, it's non-toxic and itch-free, which is much appreciated by our team doing the install.

The first concrete pour on a project is always an exciting milestone to reach, especially after all the site preparation that was needed to get to this point. From building an access road to adding a temporary support structure to shore up the main house, building a DADU on a slope this steep is anything but simple. But we’re up for the challenge and are excited to see this project start to take shape!
