Demo'd and rebuilt this as a floating 16' x 18' deck in 21228.
Added fencing as well.
Had to over come a problem of an old tree that extended up through the old deck and was in the way of the new decking and floor joists. Before, during and after photos.

Be aware of what carpenter bees can do to an old deck -

Speed of Initial Damage:
A single female cuts an entry hole about one inch deep straight into the wood before turning with the grain to extend the tunnel.
Excavating the primary 6-to-10-inch gallery takes roughly one to two weeks.
Coarse sawdust piling up below the timber is often the first visible warning sign.

Cumulative Long-Term Threat
Generational Re-use:
New bees return to the same system year after year, stretching interconnected tunnels up to several feet long.

Strength Loss:
Timbers can lose noticeable structural integrity after 3 to 5 years of heavy, unmanaged nesting.

Built this railing for a 92 year old customer who wanted to be able to get to his pool at the bottom of the hill more safely. The path is approx. 100 feet of black top and winds down the hill and pretty steep in some spots.
One section is hinged with a dead bolt in case he ever has to have equipment that needs to get through to his septic tank which is up the incline from the path. Another section is hinged with a hasp so you can get through on foot to the lower part of the property.

Built these deck stairs. Customer was tired of replacing rotting stairs. This is a new material from Owens Corning called OC Lumber with aluminum balusters. OC Lumber is a composite material infused with fiberglass making it very strong and rot resistant. It is marine grade and used in docks and other structures in contact with water, even salt water which is corrosive.
