Drywall is finally completed at the 4013 Hough Road project by in Charlotte.

I am the Construction Manager for and this is our current specs home build in the Ashcroft Neighborhood off of Park Rd.

The most challenging part of this project so far has been that stair. I spent close to 5 hours correcting and finessing the framing so that the drywaller had something to work with. Talk about advanced framing! I needed flexible lumber but had to resort to traditional materials and a sander to create the complex and compound angles and lines needed at the top and bottom terminations of the stair....time consuming to say the least.

This one is moving along and, man, what a difference once drywall goes in!

....Owen's last time banging those drums....

Each year, Weddington High School marches the Senior class through the hallways of their elementary and middle schools, and each year they are led by the drum line. Since Owen started on drumline his Freshman year, he has led this procession three times prior, but today, it was for HIM. His last time as drum section leader, his last time as a .

Now, on to a new phase at UNC Charlotte where he is planning to study music production and business.

So proud of this kid. Through all his health challenges (I know this parade literally took all he had), he never complains...ever. He just sucks it up, does his duty and executes and then comes home and sleeps for a few hours as he is absolutely wiped out.

Lord willing his new physical therapy and counseling helps get his POTS and chronic pain under control. All we want is for him to live a "normal" life for once but with all of that, we couldn't be any more proud of him.

I know he will miss his drumline crew as well. Those kids are like family to and myself. Watched these kids grow up over the last 5 years and are so proud of them as well.

Can you believe we just had 2 layers of shingles removed from the Massey Project just yesterday? Judging by the lack of trash and debris, one would never know....OH....AND ALSO cleaned out years of debris from the gutters!

This is what professional looks like with a roofing replacement. These guys are not some group of randos that some young "roofing expert" finds in the parking lot of a Home Depot....nope...legit company led by a honest man who leads by example and sets a high bar for his guys to live up to.

Spray foam in process at the Hough Rd build. This home will have a "hybrid" type of insulation with spray foam on the roof deck and fiberglass in the walls. We also had to do a special "coating" in some areas to meet Code....more on that later.

Spray foam application can be tricky and installers can "cheat" by mixing the foam blend "hot" making it EXPAND to the target thickness but WITHOUT hitting the targeted R Value. This can appear to be a good installation until the foam pulls away from the substrate/roof deck/rafters thereby creating voids which can lead to condensation. This trapped moisture then rots the structure. This is why we were very careful about who we used on this job, paying extra to be sure it was done properly. Thanks to Standard Insulation for educating and protecting us and this home.

So if you ever wonder what is the top or second to the top most frustrating thing about construction that "Joe Q Homeowner" cannot appreciate or understand is how much variance there is in lumber and how much modern lumber truly sucks....

These are two 2x8s for a deck milled IN A FACTORY probably with computer aided/guided saws and there is 1/4" difference in width.....!!

Now imagine all of the studs and lumber in a typical home....do you REALLY think that "Joe Q Homeowner" is EVER going to accept the delays that would occur if EACH PIECE of lumber was inspected for accuracy/straightness/etc before it was installed? Do you really think a builder on a schedule will either? No way and yet we expect perfectly smooth drywall on the walls and ceilings and perfectly straight trim and doors and windows that open perfectly and floors that don't squeak, etc. Today's lumber in relation to building is literally taking chicken poo and asking the builder to make chicken salad! It 100% ain't happening in production homes (ie True, Lennar, Meritage, etc) and excluding the highest of the high luxury builders, it's not happening there either. Why? Time is money. Clients NEED their 7500 sq ft "custom" home built in less than 12 months, production in probably 5.

I remember spending summers as a teenager on a framing crew doing nothing BUT "grading" and culling lumber.....we need to bring that back. We need to expect more or we'll never get it. We need to shun mediocrity and "egh" and seek excellence from the mill to the mason, the framer to the finish carpenter and on and on.

What does a quality, high level insulation job look like? Well....it starts with proper airsealing.

What you see here is one of the guys from Standard Insulating of Charlotte sealing EVERY SINGLE JOINT between any multiple exterior studs, and in this home, that's a lot! Air leakage can lead to comfort issues and other problems like mold. While we have a house wrap and a brick/siding veneer, it is still not 100% air tight and with negative interior air pressure and differences in temp, air will move from outside to inside and air carries water, so keeping leakage to a minimum matters...a lot. Sealing these joints helps reduce that.

Building Science is NOT a dirty word but is, sadly, a phrase that most builders and tradespeople do not know or understand. Why is it so important to understand Building science? Well, see what improperly applied Building science has done to my house over the last 30 years.

See, not all problems show up quickly like a leaky pipe....no, it is the hidden, slow to evolve problems that destroy a home, such as this improperly installed v***r barrier.

As builders and trades people, we MUST LEARN and evolve. So why do we not, as a group? Time....and time is money. Laziness. No long-term ownership. Lack of pride. Lack of honor and no care about our legacy. As a whole, the construction industry just does NOT care and they know that the average homeowner is ignorant and even when purchasing/building a "forever home", most peeps will move in 5 years.....so the issues become someone else's problems.

While is a cementatious material and very durable, it is not without limitations, one being cut ends. When the material is cut, it exposes the interior which, over time, can absorb and hold water. So, a good installer such as primes EACH cut before installing the siding or trim. This is the best practice for installation but 99% of siding contractors don't do it and most builders ignore it.

It is the simple steps, when overlooked or ignored, lead to failure. It is the attention to detail that separates an average installer from a great installer.....and when you are building a $3 million custom home, one should expect "great" but most don't get it....

This is why doing a job "right" matters.....

In construction, the person that has to pay the price for shoddy workmanship is usually 5 to 15 years Downstream of when the work was done.

When I was doing repair and remodel work over the last 10 years, I can't tell you how many times I was repairing and replacing damaged components of a home because of faulty installation. It's no doubt the materials have downgraded as well as the quality of lumber we have to use nowadays is total trash in comparison to lumber used to build homes 100 years ago, but is the lack of knowledge and understanding by the trades person that exacerbates the issues as well. It is simple steps that can be taken such as priming the end cuts of a board, or in this case, using proper flashing techniques and not attaching the deck TO the siding of the house, especially when the house siding is glorified cardboard.

So now this homeowner....which happens to be me in this case....gets to deal with the consequences of work done 25 years ago. I now get to rip siding off the back of my house, rip off the deck, rip out framing and rebuild the rim joists and wall assembly. Thousands of dollars that I could use for my kid's college or to make repairs on my truck, or use towards a car for my daughter, all spent because someone didn't understand physics and building science.

So do a good job when you're out there working. You may not can "see it from your house" and you may not have to pay the price, but someone will.

How many times have you seen a newly built light-colored brick home with mud stains (red clay) about 2' up the walls? Sadly....more than we should. Why does it happen? Well here in the Piedmont of NC we have a lot of red clay and it is red due to the high level of iron in the soil. This iron rich red clay splashes up on the brick during construction every time it rains. That iron gets into the mortar and pores of the brick and no amount of pressure washing will clean it. SOME chemicals will help, paint will not.

So how does one prevent this? Pretty easily....put up silt fence or house wrap along the base of the home until sod or mulch is in place. That's it. A little forethought and maybe $100 in materials and SO much headache is avoided.

Big shout out to McGee Bros Masonry for installing this protection on our current custom home build. Good guys who do it right.
