A downspout that dumps against the foundation keeps the sill wet after the rain stops. We turn that shoe out past the drip line before we paint the band. Water that sits at the wall finds the lowest joint. A splash block that faces the house is the same problem.

𝗪𝗵𝗶𝗰𝗵 𝗼𝘂𝘁𝘀𝗶𝗱𝗲 𝗳𝗮𝘂𝗰𝗲𝘁 𝘀𝘁𝗶𝗹𝗹 𝗱𝗿𝗶𝗽𝘀 𝗮𝗳𝘁𝗲𝗿 𝘆𝗼𝘂 𝘀𝗵𝘂𝘁 𝗶𝘁 𝗼𝗳𝗳?

An outside faucet can look shut and still hold water in the pipe. We close the valve inside the house, then open the bib and let that line drain. Water left in the short run freezes and splits the fitting. The leak shows up in the wall, not at the handle.

A bath can look dry while the window next to it holds water. We check the sill before we paint that wall. A sill that stays wet means water is getting past the frame. Paint on that spot swells the drywall behind it.

A bath floor can look finished and still be loose underneath. We tap the tile before we call that floor done. A hollow sound means the thinset never grabbed. Water finds that gap and sits under the finish.

A toilet that rocks is already losing its seal. We set a level on the bowl before the bath floor goes in. If one side of the base lifts, the fl**ge is not holding the bowl. A new floor around that movement traps the leak under the finish.

An addition can meet the old house with a dip at the doorway. We set a straightedge across that joint before we lay the finish floor. A dip means the new framing settled or the old sill is soft. Finish flooring over that dip shows the drop.

A tub that looks finished can have a line that already let go. We press the caulk before we paint the wall beside it. If it lifts, water has a path into the wall. A new line on top of a loose one does not close that path.

A stain on a ceiling often sits under a bath, not under a roof. We look at the tub above it before anyone paints the spot. A supply line that beads, or a drain that weeps at the shoe, puts the water there. Paint hides it until the next shower.

A door casing that pops loose after a wet week has usually pulled its nails, not just opened a paint line. We look at the miter and the nail heads before anyone fills the gap. A nail that missed the framing lets the trim move every time the door slams. Resetting that nail into the stud closes the joint. Filler hides the gap for one coat of paint and leaves the casing loose for the next rain.

𝗪𝗵𝗲𝗿𝗲 𝗱𝗼𝗲𝘀 𝘁𝗵𝗮𝘁 𝗱𝗮𝗺𝗽 𝗮𝗶𝗿 𝗴𝗼 𝗮𝗳𝘁𝗲𝗿 𝘁𝗵𝗲 𝘀𝗵𝗼𝘄𝗲𝗿?

A bath fan that dumps into the attic leaves the moisture in the insulation. The mirror clears, and the attic side of that ceiling stays wet. We look for a duct that ends in the open, or a duct that has come off the boot. The fan can be loud and still not leave the house.
