Freezing weather possible soon!

Friendly reminder to:

🍁disconnect hoses from spigots and yard
hydrants

🎃 homes with crawlspaces should drip as many faucets as possible. Make sure to drip both hot and cold faucets

🍂 keep your kitchen cabinets open to help warm air get inside the space where the lines are ran

These may seem like extreme precautions so early in the season, and the reality is that most homes can probably handle such a mild freeze. But we find that it is the best practice to be over prepared and to stay weather aware. Year after year we see some of the craziest damage due to freezing weather

From near 90° to our first FROST in less than week?!

Believe it or not, our first frost or freeze of the season could arrive right on schedule… next weekend!

We’ve been watching the potential for a big cooldown, and for several days now, forecast models have consistently hinted at morning temperatures dropping into the lower 40s and 30s 

It’s still too early to say exactly how cold we’ll get or who might see frost, but the signal is getting harder to ignore.

If you’ve still got plants or flowers outside, this is one forecast you’ll want to keep an eye on!

🔧 Sometimes the “only option” isn’t the only option.

We recently got called out to a home in rural Garden City, MO after the homeowner was told their plumbing issue would require a lot of extra work and demolition.

Before tearing into the home, we took a closer look and were able to come up with multiple options to solve the problem without the customer having to demo anything.

The solution we ended up going with included a water heater replacement along with repairing a water leak while the old water heater was already out of the way. This allowed us to address multiple plumbing problems during the same visit without unnecessary demolition.

🔧 Big Plumbing Project Underway in Rural Bates County!

We’ve been working on this remodel project throughout the week, fitting it in between our regular service calls. These larger projects take some planning, but we’re making steady progress toward giving this home a completely updated plumbing system.

This bathroom is currently under construction, with the new shower going in and a new toilet fl**ge installed so we can get a functioning bathroom in. There’s still plenty to do, but it’s always satisfying to see a project start coming together.

Once a drain line is buried, you can’t see how it was installed—but that doesn’t mean those details don’t matter.

Before covering this line up, we made sure it was properly supported with gravel and had the correct fall. A few extra minutes now can help prevent problems down the road.

😂 We need to talk about Fred…
Management reviewed the footage from this job and, frankly, we're not sure how Fred keeps getting away with this stuff. The tub waste and overflow is installed, everything is working… but apparently that wasn't good enough. 😂
Fred had to hear about every tiny little thing he could have done differently.
The funny part? Fred is me. 😂
This was a tub waste and overflow replacement in Grandview, MO. Another job completed and another plumbing problem taken care of by the Grizzly Plumbing team.

🚿 YOU DON’T ALWAYS HAVE TO TEAR INTO THE WALL!

This shower valve replacement took us to Belton, MO, where we ran into a common plumbing challenge: the valve wasn’t working properly, and it had off-brand internal parts that may or may not have been available locally.

The bigger challenge was access. This shower backed up to another bathroom, so there wasn’t an easy way to get to the valve from the other side without creating a much bigger repair.

Instead of opening up a large section of wall, we were able to use a shower valve repair plate to gain the access we needed, replace the valve, and get everything working properly again.

This is a good example of why there isn't always a one-size-fits-all solution in plumbing. Sometimes the best repair is about finding a way to solve the problem while minimizing the damage and extra work for the homeowner.
