Before any repair starts, we go through and mark every crack, stain, and stress point exactly like this β€” blue tape, an X where something needs a closer look, a line tracing where a crack runs. Looks unofficial. Isn't.

That marked-up ceiling becomes part of the record. If an adjuster comes through later, or there's ever a question about what was actually there before repairs started, there's a photo showing exactly what existed and where. Every one of those lines is a separate saturation event: water finding the same path, over and over, for months. Walls stripped down to the studs, top to bottom, on both levels of this staircase β€” because once we opened things up, the damage wasn't contained to the one spot where it was first noticed. That's the part that surprises most homeowners: what you see is rarely the whole story. Water travels along framing, down wall cavities, into places a flashlight from the hallway would never catch.
