We build kitchens to pass inspection, not just to look good on Instagram. Our target is two inspections or less — rough and final. That means the electrical load calc is done before the first outlet goes in. The plumbing is routed correctly from the start. The range hood is vented to code. Small kitchens don't need more square footage — they need smarter layouts. This Anaheim home had a 140 sq ft kitchen that felt claustrophobic. We reconfigured the layout, added a peninsula, pushed cabinets to the ceiling, and installed a range hood that actually vented outside (the old one was just recirculating air). Same footprint. A homeowner in Huntington Beach got three bids on their kitchen remodel. They went with the lowest — $18,000 under our number. Six months later they called us. The low bidder had demo'd the kitchen, found old plumbing behind the walls, and walked off the job. We came in, re-routed the water lines properly, finished the remodel, and passed inspection. The cheapest bid cost them more than if they'd hired us first. We're not the lowest bid in OC — and that's exactly the point.

We ran the load calc, designed the beam, and opened the whole space up. The homeowner went from a cramped galley kitchen to an open-concept layout that added real value to their Newport Beach home. We gutted it, put in floor-to-ceiling shaker cabinets, quartz countertops, and under-cabinet LED lighting. When we opened the walls, we found knob-and-tube wiring behind the cabinet run — caught it, updated it, passed inspection first try. Here's something that never gets talked about in a remodel — how your water lines are actually run through the house.

Most patch-and-go contractors will tie into the nearest existing line and call it done. It works. But over time, low water pressure, temperature inconsistency, and noise in the walls are symptoms of lines that weren't planned properly.

When we rough in plumbing, we think about the whole house — not just the room we're in. Where the main comes in. How the lines branch. What the pressure is going to look like at the fixture after everything is tied together.

It's the kind of thing you notice when it's wrong, not when it's right.

Every remodel starts the same way — a bathroom or kitchen that worked for a while, then stopped working for you.

The fixtures are dated. The layout doesn't make sense anymore. The tile looks like a different decade.

The permit process on a remodel in Orange County isn't as scary as people think — but it does have landmines if you don't know where they are.

Most homeowners don't realize: the MEP rough-in is where inspections actually happen. Your tile and cabinets don't get inspected — the plumbing, electrical, and mechanical work inside the walls does. That's the stage that can hold up your entire project if it's not done right.

We've been passing these inspections for years. We know what the inspectors in OC look for, what gets flagged, and how to avoid the common issues that send projects back for re-inspection.
