Garage opener quit on you? Here is how a Mesquite call went.

Friday morning we checked power at the ceiling outlet first, then the opener itself, an older 1/2 HP unit. Verdict: replace. Monday afternoon the new Chamberlain was on the ceiling, two remotes and a myQ hub with it, and the door was running again.

Water under the kitchen sink? One Frisco job ticket, start to finish.

Found the water pooling in the cabinet, cleared it out, pulled the old basket strainer and tailpiece, and set a new one. Started at noon, done that afternoon.

Small leaks under a sink do not fix themselves. If the cabinet floor is wet, call before it gets into the wood.

No hot water? Before anyone sells you a new tank, find out what actually quit.

Fort Worth, TX. A 2008 A.O. Smith electric water heater, 55 gallons, 18 years old. Most folks would start shopping for a replacement. We pulled the heating elements first: both crusted over with scale. New elements and new thermostats, same visit. Repaired, not replaced.

If the tank itself is sound, an electric heater that goes cold is often a parts job, not a new-tank job. We check before we replace.

Garage door cable hanging loose? Everybody looks at the cable first.

In this Keller, TX garage the torsion spring had snapped. When a spring breaks the door drops, the cables go slack and jump the drums. The cable is the symptom. The spring is the problem.

Do not pull the release and try to lift it. Without a spring that door is dead weight.

Found Aug 10 at 4:33 PM. Both springs replaced, not just the one that broke, and the door running on the opener by 11:32 the next morning. Real job log in the video.

01 The spring. Rated in cycles, not years. When it goes, the door is dead weight.

That is what a failed drain seal looks like.

The putty under this bathroom sink fl**ge in Frisco dried out, crumbled, and let the ring corrode through. Once the seal is gone, the drain has to come out.

We pulled the whole assembly, set a new drain body on a fresh seal, and hung a new trap under it. Out and resealed in about an hour.
