Why can a one-story cost more to build? It comes down to the foundation and the roof, two of the priciest parts of the house.

Here’s what that looks like 👇

🏡 The same square footage on one level covers roughly twice the ground of a two-story.

🔨 Your foundation grows, so you’re paying for extra footings, block, and concrete.

📐 The roof gets bigger too, which adds framing, sheathing, and shingles.

🚜 A wider pad can also call for added dirt work to get the home sitting right on the lot.

Plenty of families still choose a one-story, especially if they want to skip the stairs or plan to stay for the long haul. We just want you to know where the money goes before you settle on a plan.

Sharing land with family doesn’t have to mean sharing a view.

On this property, we kept as many trees standing as we could. They give both homes privacy from each other, plus shade and a break from the wind.

If you’re looking at land for two homes, the work starts before you ever make an offer.

Each house may need separate water, septic, and electric service, and not every property has the space or the right soil to support two septic systems. Zoning and acreage also decide whether two homes are allowed at all, and whether you could split the land later.

Getting those answers before you buy is what allows both families to share a property without feeling crowded.

We were never trying to be the biggest builder in Middle Tennessee.

From the start, the plan was simple. Build fewer homes, build them right, and stay involved from the first walk of the land to the day a family gets their keys.

A custom home doesn’t have to be a 10,000 square foot luxury build. For most Middle Tennessee families, it means a layout that fits how they actually live, a budget that’s planned from day one, and a builder who’s honest with them about their land.

That’s the kind of home we want to keep building, from Dickson to Clarksville and everywhere in between.

When is the best time of year to build a home?

There’s no perfect season, but if we had to pick one, starting in late spring is hard to beat. The ground is starting to dry out, and the outside work is wrapped up before the colder months hit.

Before you break ground, contracts, selections, the lending process and closing on your loan all take time. We recommend picking your move-in date first and planning backward from there.

Timing matters, but the plan matters more. Giving yourself a little extra cushion now saves a lot of stress later.

When you’re pricing a custom home, the floor plan only tells part of the story.

Some of the biggest costs in a build never show up on paper, and they can move your budget more than any countertop or light fixture.

Here’s what we mean 👇

🚜 Depending on the lot, dirt work, rock, and how far the utilities have to run can drive up your build price.

🏡 A basement can easily add $100K+ because it’s basically another floor of the house, plus a lot more dirt work and concrete.

📐 On a complicated roofline, every extra corner and valley means more labor and more material.

🔨 Changes after construction starts, like moving a wall or swapping a selection, cost more than changing it on paper.

These four things are why we like to walk the land and go through the plan before we ever put a number on it. And we’ll always be straightforward with you about pricing.

Does building two houses at the same time save you money? Here’s our honest answer.

Not really. Each house still costs what it costs, from materials to labor to selections. What you really save is time, and on a build, time matters.

Here’s why 👇

🚜 The equipment and crews are already on the property, so the second house isn’t starting from scratch

🔨 Trades can finish one house and walk right over to the next, which keeps the schedule tight

📐 Anything we figure out on the first house makes the second one go smoother

The takeaway? Building two at once won’t cut the price of either home, but it can get both families moved in a lot sooner.

The most expensive part of your new home isn’t the kitchen or the finishes. It’s the dirt under it, and how the house sits on it.

You pick the floor plan you love. Our job is making that plan work on your land, and that work starts long before anything gets framed.

📐 Almost any floor plan can work on almost any lot, but it won’t fit every lot the same way. A plan drawn for flat ground needs adjusting for a slope, a tree line or a narrow lot. We study your land first so the plan fits it, not the other way around.

📍 No two lots in Middle Tennessee are alike. Rock, clay, slope and the way water moves across the property all change what it takes to build. Getting a builder out to walk the land before you buy can save you surprises later.

💧 Water always wins. Where it goes when it rains decides whether your crawlspace stays dry or turns into a problem years from now. Setting the house at the right height and grading the yard to move water away is quiet work, and it pays off for decades.

🧱 Everything you see sits on what you don’t. A foundation that matches your soil and slope keeps your floors level, your doors closing right and your walls free of cracks.

☀️ The direction your house faces shapes your morning light, your afternoon heat, your views and your privacy. Once the house is built, you can’t change it.

How your house sits on the land decides how it holds up for the next 50 years. If you’re shopping for lots or already own one, send us a message. We’d love to take a look.

Before we started PLW, our founder Parker helped build close to 1,000 homes with another company. That experience taught us what matters in a build, and what we wanted to do differently when it was our name on the house.

Building that many homes means you’ve seen almost everything. We know which details cause problems five years down the road, and we catch them before they ever become your problem.

We built this company around quality, not volume. We aren’t trying to build the most homes in Middle Tennessee. We’re trying to build them right, including the parts nobody will ever see.

The people matter to us. We work with trades we trust and know by name, because the crew on your job site shapes your home as much as the plan does.

We want every family to feel looked after, not processed. From the first walk on your land to handing over the keys, you’re working with us directly, and you always know where things stand.

A thousand homes taught us how to build. PLW is where we get to build them the way we always wanted to. If you’re thinking about building, we’d love to hear what you have in mind.
