Don’t forget about the precious space under the stairs. Many builders will just close this in if you don’t ask for these features. We can call out what you want on the plans so this detail does not get missed! Remember, change orders in the middle of the build can be expensive!

You'd probably recognize this extremely popular house plan if you've ever been in the market for a modern farmhouse. This is a very well designed plan with an excellent flow and layout. Unfortunately, this website does not provide every document you need for permitting in Washington state. This is why you hire a local designer. In Washington state, a large dwelling is considered anything over 5000 sf of conditioned floor area. Energy code is an incredibly important factor in building as it can be very costly and destroy a budget if not factored into the design plans.

Energy code regulations are becoming more stringent in the fall. Find a designer who is on top of these energy code regulations and changing building codes.

Also, many clients are building their forever home! Don't forget to make space for your mother in law and design your home accordingly!
