Choosing a layout is never really about what’s “in”, it’s about how you actually live.

Some homeowners love an open concept: one flowing space where the kitchen, dining, and living areas connect. Great for hosting, keeping sightlines open, and letting light move through the house.

Others prefer defined spaces: separate rooms that help contain noise, create privacy, and give each part of the home a clear purpose.

Neither is automatically better.

Hiring the wrong contractor is expensive — in money, time, and stress. The good news? The warning signs usually show up before you ever sign.

Five red flags to watch for:
🚩 A bid that’s dramatically lower than the rest
🚩 No written scope of work
🚩 No clear written payment schedule
🚩 No proof of insurance
🚩 High-pressure “today only” tactics

That lowest bid can be tempting, but when it comes in far below the others, it’s worth asking what may be missing. A detailed bid gives you a much better basis for comparing scope, materials, and expectations before work begins.

A deposit isn’t automatically a warning sign. What matters is whether the payment terms are clearly written into the contract and tied to the work. Be cautious if the terms are vague, or if you’re asked to pay the full project cost up front.

Worth knowing in Indiana: home-improvement contracts over $150 must be in writing. They should spell out key details including the price, payment schedule, scope of work and materials, and estimated start and completion dates.

A good contractor welcomes your questions, puts the details in writing, and gives you room to make an informed decision. That’s how a solid project starts.

Save this for when you’re ready to build, and share it with someone who’s about to start a project.

In Indiana, the weather can change the plan pretty quickly.

Rain, extreme heat, humidity, snow, ice, and temperature swings can all affect exterior construction, from concrete work to roofing and other outdoor projects.

That doesn’t mean the project is off track. Sometimes the right construction decision is to wait for better conditions rather than force the schedule and compromise the work.

A good project plan accounts for more than materials and labor.

It also leaves room for Mother Nature.

A barndominium may look less expensive at first glance, but the shell is only one part of the total cost of building a finished home.

Site work, utilities, grading, permits, plumbing, electrical, HVAC, insulation, kitchens, bathrooms, and interior finishes still have to happen. Then add rooflines, porches, windows, doors, layout choices, and finish selections, and the difference can shrink pretty quickly.

The same goes for a modern farmhouse. A simple build and a highly customized one can land in very different budget ranges.

That’s why the better comparison isn’t just barndominium vs. modern farmhouse.
It’s scope vs. scope, finish level vs. finish level, and site condition vs. site condition.

Planning to move? Before you list your home, you may be wondering which updates are actually worth making.

The answer isn’t always a major remodel. Sometimes a few well-chosen improvements can help a home feel better maintained, more current, and more appealing to buyers.

A few areas worth considering:

• Fresh paint in worn or heavily personalized spaces
• Repairing damaged or noticeably worn flooring
• Taking care of obvious repairs or deferred maintenance
