Do you know what your construction contract actually covers?

You should know before you sign it, and a contract is only as good as the scope document sitting behind it. If all you are handed is a two page agreement saying the builder is going to do X, nobody has written down what X is. At GTG Builders that work happens during preconstruction: scope documents and statements of work that explain exactly what is being budgeted for.

Change your mind later and that is fine. The point is that everyone is on the same page on the day you sign.

A pocket door changes the whole wall.

Clients ask for a pocket door instead of a swing door all the time. On this Princeton renovation the sheetrock is off, so you can actually see the working pocket door sitting inside the wall on its track.

That is the part worth knowing before you draw the plan. The door lives in that wall, so you cannot put an outlet there. You cannot put a switch there. You cannot hang cabinetry there either.

It is always nice to have a switch as you come and go from a room. If you want the pocket door, we ask the architect to draw it in early and we make other plans for everything else that wall was going to carry.

Deck or patio?

The bluestone patios on this Princeton renovation are at least 50 years old and they still look fantastic. If that had been a deck, it would already have been rebuilt once or twice by now.

A raised patio also gives you what people actually want from a deck. You step out of the house and drop four inches instead of walking down three steps. The difference is that the patio is permanent and it stays low maintenance.

And it is simply better to look at.

Should you buy your house plans online?

Here in New Jersey, that shortcut almost always turns into a redraw. A set of plans pulled off the internet was not made for your lot, your town, or the way the state actually reads a set of drawings. Before anything gets built, those plans have to go to a local New Jersey architect who understands our codes, the local zoning, and whatever matters to the homeowner.

Online plans also come up short on the real details, like where the doors go and the changes every family wants. So we bring a local architect in from the start to fill all of that in. That way the house you are investing in is as close to perfect as possible on day one, before a single board is cut.

The plan is where the money is either saved or spent.

Can this wall come down?

It is the first question on almost every renovation, and the honest answer starts with knowing what the wall is actually doing. On this whole home renovation, two walls were holding up the entire second story. Rather than leave the floor plan chopped into small rooms, our framers hoisted in one sizable structural beam that now carries that load, so both walls could come out and the space could finally open up.

That only works because we plan it first. We learn what the client wants, confirm what is structural, and line up the trades who can make it happen.

A wall coming down is never a guess. It is a plan.

How do you bring daylight into a basement that never had a window?

The owners of this Princeton home wanted a full, furnished basement, almost a second house. The problem was light. There was no window on this side, just foundation. So we built a window well. We excavated down to the architect's specifications, set a lintel to carry the weight of the house over the new opening, and installed the window. A drain in the base keeps water from ever collecting. Then we built up a block foundation around the well and capped it in bluestone so it looks as finished as the rest of the home.

A window well is the difference between a dark basement and a room you actually want to be in.

What do you do with a countertop that still has life in it?

On this whole home renovation the kitchen came out, and the stone came with it. The clients wanted to keep it if it could come off in pieces big enough to reuse. It did, and it is not the only piece they are keeping. A few vanity tops in the other room are getting the same treatment.

It does not often work. In this case it will. The slab sits on site until the cabinets are in, then it goes out to be measured, cut, and brought back.

At GTG Builders, we like a plan that uses what is already worth keeping.

Most of a custom home gets decided before anyone breaks ground.

It shows up later in small, concrete ways. Whether a foundation goes up in days or in weeks. Whether an original oak floor gets sanded back or torn out and replaced.

None of those are decisions you want to be making in a hurry, with trades already on site. We would rather spend that time early, while changing your mind is still free.
