Some leaks don’t announce themselves.

This customer had one of the worst kinds: a tiny, persistent leak just beneath the surface. No puddles. No obvious dripping. Nothing visible to point you toward the source until the damage had already started spreading.

The leak was so small it could only be heard using specialized acoustic equipment.

The final walkthrough is supposed to be the easy part.

Instead, this home had a section of ceiling where moisture had built up behind the paint, creating a visible bubble at the worst possible time—right before closing. In this first-floor condo, the source of the leak wasn't in the unit itself—it was the second-floor patio directly above the living room. During our inspection, we found two separate points of failure: the sliding glass door leading onto the upstairs patio and the joint where the patio slab meets the exterior wall. The "stain" wasn't getting worse—it was simply bleeding back through a fresh coat of paint, likely from a water heater leak that had occurred years earlier.

Imagine waking up in the middle of the night to your bathroom ceiling crashing down.

That was the reality for this homeowner.

Building management had already investigated multiple times but could never recreate the leak. Every inspection came back inconclusive because the water only appeared under very specific conditions.

By tracing the evidence and testing the system, we found the culprit: a leaking shower pan in the unit above. Every time the upstairs shower was used, water bypassed the waterproofing, migrated into the ceiling cavity below, and over time weakened the drywall until it finally gave way.
