Two lawns get the same aeration and seeding. One fills in, one does not. Usually it is the seed.
Look for a BLUETAG certified blend. Certification means over 90 percent of that seed is guaranteed to germinate in suitable conditions, which is the difference between a lawn that thickens and a cheap contractor blend that never comes up. For fall in New Jersey, a tall fescue blend is the most disease and drought tolerant seed you can put down. Bluegrass is good but takes six to eight weeks, so blend it into fescue and let the fescue come up first and shade it. On patio and drainage projects where the lawn has to recover fast, a BLUETAG perennial rye gets you green quickly so nobody is waiting weeks on a muddy yard.
Do that year over year and your lawn will look as good as it can.
