No gutters? This is what can happen over time. 👀

When rainwater repeatedly dumps directly off the roof, it can hammer the soil below, wash away topsoil, and make it difficult for grass to establish a strong root system. Once the soil starts eroding, you can end up with bare areas, low spots, poor drainage, and water collecting where you definitely don’t want it—near the foundation.

Gutters and properly placed downspouts aren’t just about keeping water off your head when you walk out the door. They’re part of the home’s overall drainage and water-management system.

If the dirt around your house keeps disappearing or you can’t get grass to grow along the roofline, look UP. The problem may be starting at the roof.

Texas summer is coming, and your HVAC system needs to be ready.

Before temperatures hit triple digits, take some time to make sure your cooling system is operating as efficiently as possible. A few simple maintenance items can improve comfort, lower utility bills, and help prevent costly repairs.

Balance your home’s airflow using dampers, especially if you have a two-story home.

Replace damaged or missing refrigerant line insulation.

Have your evaporator coil inspected and cleaned if necessary.

Clean your outdoor condensing unit coils.

Check and replace dirty air filters.

Consider professional air duct cleaning if you have excessive dust, pets, allergies, or recent remodeling.

Program your thermostat realistically—most residential systems are designed to cool approximately 20 degrees below the outdoor temperature.

Inspect doors and windows for damaged weatherstripping and air leaks.

Remember: If it’s 100°F outside, expecting your home to maintain 68°F can cause your system to run continuously, increasing wear and energy costs.

A little preventative maintenance today can save you thousands tomorrow.

Most homeowners assume a one-year-old house is problem-free. Not always.

During this one-year warranty inspection, I found a leaking sprinkler system backflow preventer. What may seem like a minor drip can waste water, increase utility costs, create soggy conditions around the foundation, and potentially lead to bigger issues if left unrepaired.

This is exactly why I recommend a professional warranty inspection before your builder’s warranty expires. Catching these issues now could save you money later and may allow the builder to make repairs at no cost to the homeowner.
