This post is primarily for those A/C guys we have out here, but all of you homeowners need to know this as well.

A/C guys, when you work on a customer's unit outside, please make sure you aren't leaving these access boxes open! This is one of the most common areas rats get into attics, and if you leave them open, you are doing your client a HUGE disservice! These 2 are just the most recent that I have seen. If you damage the metal piece that goes over that opening, and it cannot be put back into place, don't just leave it wide open. Contact me ASAP and I will do the replacement for them, at your cost.

The look on the now "my customer's" face when I tell them they have rats, and it is because of the recent A/C technician leaving this open is not something of joy. And it will most likely cause you to lose a customer...because they are gonna ask me for a new A/C guy recommendation! And I have an ever growing list of recommendations.

Not all jobs have the preferred outcome. This customer had a "really bad smell" under the sink of an outdoor kitchen. After an inspection, we discovered that the source of the smell was tucked far away in the back corner...behind a small water filtration system. With next to no room, it was decided to treat the area with an industrial deodorizer and leave the doors open.

Final conclusion was that it was very likely a Muscovy duck because there were quite a few down feathers under the sink, which is what they use in their nests.

Let's talk about bats.

You should remove bats from your home to avoid severe health risks—like rabies and histoplasmosis—and costly property damage caused by accumulated guano. Bat droppings can collapse ceilings, ruin insulation, and attract biting parasites.

Humane Exclusion is key because many bat species are protected, lethal trapping or poisoning is illegal in Texas. As professional wildlife experts, we utilize humane bat exclusion techniques, such as installing tapered one-way cones. This allows the bats to leave your property unharmed to hunt at night, but prevents them from re-entering your attic.
