What do you have here?... Not 1..2..3.. BUT 4 layers of underlayment!
A roof should only need one proper layer of underlayment. If you’re seeing multiple, it’s usually because:
Multiple reroofs over time- Instead of removing the old underlayment when replacing shingles, past contractors may have just added another layer on top.
Patchwork repairs-Extra layers may have been added in certain spots to “fix” leaks without addressing the real problem.
Poor installation practices- Some roofers cut corners by stacking layers instead of doing a full tear-off.
Local code or older practices- In some areas decades ago, it was more common to add layers rather than remove them.
Too many layers can trap moisture, add weight, and actually shorten the life of your roof. That’s why inspections and sometimes a full tear off are so important.

What’s the difference between ACV and RCV policies on your roof?

ACV (Actual Cash Value): Pays for your roof’s current value after depreciation (older roof = less coverage, more out of pocket than just your deductible).

RCV (Replacement Cost Value): Pays to replace your roof at today’s prices. You cover the deductible, insurance covers the rest.

Yes! If your roof has STORM-RELATED damage, (Hail/ Wind) it’s generally a good idea to file an insurance claim. Yes roofing is expensive but by filing a claim, the Homeowner is only responsible for paying their deductible VS. the full cost out of pocket. There are a few things to keep in mind:

Document the damage – Take photos of dents, blisters, lifted shingles, or other visible issues. Contact a roofing contractor first. They will help you do this and help you through the process. If they don't... then they are not the contractor for you.

Act quickly – Most insurance policies have time limits for filing claims after a storm.

Get a professional inspection – A roofing contractor can provide a detailed report to show the full extent of the damage, which helps your claim.

Understand your coverage – Your policy may cover full or partial replacement depending on the age of your roof and the type of damage. You will either have an Actual Cost Value Policy (ACV) or a Replacement Cost Value policy (RCV).

Avoid temporary fixes before inspection – Minor patching is fine to prevent leaks, but don’t replace large sections until the insurance adjuster sees it, unless it’s an emergency.

Some of the damage on this roof is from blistering, but most was caused by a hail storm.

Blistering appears as raised bubbles on shingles from trapped moisture or poor ventilation. Over time, these bubbles can pop, leaving sharp edged gaps in the shingles.

Hail damage shows up as irregular dents, like pressing your finger into clay, caused by hail striking the roof. In this close-up, you can see the effects of a 2-inch hailstorm, with widespread damage that ultimately lead to an interior leak and further damage.

Our San Antonio office completed a roof inspection this morning and explained a condition known as “zippering” to the homeowner.

“Zippering” occurs when shingles begin lifting in a line, similar to a zipper coming undone. This can happen due to age, wind, or improper installation, and it leaves the roof more vulnerable to leaks and additional wind damage.

Depending on how severe the zippering is, repairs can range from simply resealing the shingles with adhesive to replacing a section of the roof. In more widespread or severe cases, it may warrant a full roof replacement to prevent bigger problems.

Do you know the difference?

It’s called “3-tab”
1. Because each shingle has 3 cut-out sections, so it looks like three separate pieces when installed.
2. They lay flat, giving the roof a simple, uniform look.
3. They’re lighter and usually cost less, but don’t last as long as newer styles like architectural shingles. They are referred to as "builder grade"

Architectural: Is a higher-quality asphalt roof shingle with a layered look.

1. Made thicker (more layers) and heavier than 3-tab shingles, so they last longer.
2. Their design creates a 3D appearance, adding style and curb appeal to a home.
3. They handle wind, rain, and weather better.
