I’m not naturally great at posting things like this.

Talking about awards, production or milestones has always felt a little too “look at me” for my personality.

But I’m also learning that there’s a difference between showing off and stopping long enough to acknowledge the work.

In July, I officially hit President’s Club and reached the halfway point of our annual goal.

And we’re currently on pace to double our business this year.

That part is exciting.

But what I’m most proud of isn’t the award.

We’re doing what we said we were going to do.

We set big goals.

We built systems around them.

We measure.

We adjust.

We stay consistent.

And we have an incredible team that continues to show up and take exceptional care of the people who trust us.

There are still a lot of goals left on the board for 2026, so this isn’t a victory lap.

It’s just a moment to stop and say:

We did that. ❤️

And then get back to work.

Apparently responsiveness and boundaries can’t coexist.

I disagree.

An agent recently called me because she couldn’t get ahold of the lender she was working with.

He was playing pickleball.

Meanwhile, I answered her call while I was on vacation… standing in a Safeway with my girls. 😂

And no, the lesson isn’t:

“Work every second of your vacation.”

It’s that I’ve intentionally built a business where my boundaries don’t have to become someone else’s problem.

Sometimes I answer.

Sometimes my team does.

Sometimes our systems and technology do the heavy lifting.

The goal isn’t to be available 24/7.

The goal is to build a business where the people depending on you still feel taken care of when you’re living your life.

Boundaries should protect your life not create a worse experience for someone else.

Systems. Team. Communication. Responsiveness.

That’s how I want to do both.

But this one was extra special because we were celebrating Amber’s 50th birthday! 🥳

If you’ve worked with our team, you know Amber is such a huge part of what happens behind the scenes. She keeps things moving, solves problems, takes incredible care of our clients and somehow manages to keep the rest of us in line while she’s doing it. 😂

We talk a lot about systems, service and creating an exceptional client experience but none of that happens without really great people.

And we have some REALLY great people. ❤️

Happy 50th, Amber! We’re so lucky to have you on this team and even luckier to call you our friend.

Apparently there’s a trend going around with the mortgage advice lenders will only give you after two martinis. 🍸😂

I’ll give it to you completely sober.

Because some of the most common mortgage “rules” aren’t actually rules at all.

Pay off your debt before applying.

Put 20% down if you can.

Small down payment? Use FHA.

Negotiate the lowest possible purchase price.

Not necessarily.

The answer changes based on your credit, income, monthly debts, available assets, goals and the specific transaction.

And THAT is where an experienced lender should add value.

I don’t want to just tell you what you qualify for.

I want to look at all the pieces and help you determine how to use your money strategically.

Because a mortgage is a strategy—not just a loan.

Save this before you start moving money around or paying things off.

One of the fastest ways to create unnecessary panic before buying a home is assuming the score you see in a consumer app is the exact score a mortgage lender will use.

It may not be.

Mortgage lending can use different scoring models, which means the number you see on Credit Karma or another app may look different from the score being used for your home financing.

And even if your credit needs work, that doesn’t automatically mean you’re out.

The better question is:

What does your actual credit picture look like and what moves could make the biggest difference?

Before you tell your buyer “No”… get a second opinion.

Not every declined loan is actually unfinanceable.

We’ve helped buyers who were told to wait months or even years become homeowners much sooner with the right strategy.

Sometimes it’s:
✔ A different loan program
✔ A better way to calculate income
✔ Debt restructuring
✔ Credit improvement
✔ Down payment assistance

Before you let a deal fall apart, send it our way.

Your lender can’t evaluate an option they don’t know exists.

The more complete the picture, the better the strategy.

Additional income, rental leases, retirement accounts, and complete asset statements can all impact:

• Your qualifying income
• Your debt-to-income ratio
• Your available reserves
• Investor eligibility
• Loan programs, pricing, and terms

One recent client qualified with an additional investor after we received complete asset statements and rental leases. That opened the door to an interest rate that was 0.25% lower than the original conventional option.

Our job isn’t just to get you approved. It’s to uncover every opportunity available and build the financing strategy that’s best for you.
