Things are moving right along on our Kingston Garden Apartment remodel and bedroom addition. New paint is on the walls, most of the new generation, LED cans have replaced the old ones, and today, Lupe’s Landscaping was on scene, doing a beautiful job laying the 12x14 ft patio in front of the front entrance and a smaller paver pad in front of the French doors. Special care has been taken throughout this project to preserve those decades-old grape vines which will end up being a huge asset to this space all summer long. I can’t wait to get the exterior wrapped in slim brick to really pull the whole look together.

For the rest of this week, however, we turn our attention back to the interior. We will be dropping the new LVP flooring and getting ready for the new bathroom tile.

Drywall is not for the faint of heart! Our whole team look like ghosts today from sanding, sponging, and patching areas in need. Despite our dusty appearances, however, work is continuing at a nice clip on our Kingston, daylight basement remodel.

We shifted our focus outside last week to work on digging trenches and laying drainage pipe, linking into the existing storm water system on the property. It doesn’t do anyone any good to build a beautiful basement apartment if you don’t make sure to organize the water and protect your client’s investment from flooding and water damage.

Building is about thinking holistically, not just focusing on the minutia of a project, but helping the client see other potential pitfalls and possibilities down the road.

While we were inside working, today was ”mud day” outside on our most recent Kingston project. We had a concrete ramp to the outside entrance of the elevator poured, extended a sidewalk, dropped a footing for the central post of an exterior spiral staircase up to the one story deck, and had a couple of curbs poured to which banister rails will be mounted in sections of the yard where the grade is a bit steep.

Putting up insulation is one of the less glamorous, not to mention itchiest, parts of the job. It is, however, one of the most important aspects of what we do. The benefit of the right amount of insulation with regard to both climate control and sound control cannot be overstated. In this case, we added a second layer of R-15 over the existing insulation in a ceiling of a family room. The client’s now have a place that is both snug and quiet for watching TV and relaxing.

For the last few days, in between helping to load a lid with insulation and starting to hang drywall in the daylight basement remodel, I’ve been making tile idea boards for a client’s bathroom on Bainbridge Island. This is one of my favorite parts of the job. I love walking through options and helping a client imagine those surfaces in their space, the creativity and collaboration involved never gets old. In this case, the bathroom is a challenge of small size and strange angles. Pics will be forthcoming!

So the owners of this kitchen wanted the look of vintage mason jars for their island pendant lighting, but we couldn’t find pendants that quite fit the bill. What to do? Make our own, of course…with the help of the metal shop at the BARN on Bainbridge Island kindly making the cuts in the lids to accept the pendant kits.

This was a two bedroom rental unit we took, quite literally, down to the studs, removing acres and acres of popcorn ceiling in the process. We followed that up by removing the narrow doorway into the kitchen and beaming across the entire length of the room, creating an open floor plan. We pulled the ancient, 1978 cabinets and installed brand new, white shaker ones instead as well as acacia butcherblock counters and a tiled backsplash. The bathroom got a new tub, tiled shower surround, and a new bathroom cabinet. And we fell in love with the new floor, a warm gray, waterproof, luxury vinyl plank (LVP) that was as easy to install as it was easy on the eye.
