This warehouse in Wooster, Ohio had major roof leaks. Instead of tearing off the roof, a spray foam roofing system was proposed. Doing so:

- helped the client save money by not tearing off and replacing the roof
- gave the client a seamless membrane
- increased R-value significantly
- and gave the client a 20-year renewable warranty

We recently completed a 4,300-square-foot spray polyurethane foam (SPF) roofing project at – Baldwin Wallace College - Loomis Hall in Berea, Ohio.

The new SPF roofing system was installed directly over the existing modified bitumen roof, minimizing tear-off while restoring long-term waterproofing performance.

A key component of this project was addressing existing ponding water conditions. Prior to installation, our team created a drainage diagram to document current water accumulation patterns across the roof surface. That analysis allowed us to strategically taper and build up the SPF system in targeted areas to encourage more natural water flow toward drains.

Project highlights:
• 4,300 SF SPF restoration system
• Installed over existing modified bitumen
• Custom drainage design to reduce ponding water
• Minimal tear-off and reduced disruption

We recently completed a targeted roof restoration project for our new neighbors at Trimline.

The building had a leaking section of PVC roofing that required attention, but a full tear-off was not necessary. After a detailed inspection, our team removed only the compromised roofing areas and installed a spray polyurethane foam and silicone coating system backed by a 20-year warranty.

Projects like this highlight an important part of our approach at West Roofing Systems: we work with clients to identify the most practical and cost-effective solution for their building — even if that means repairing or restoring only specific sections instead of replacing the entire roof.

By minimizing tear-off, the project reduced waste, controlled costs, and restored long-term waterproofing performance with minimal disruption to operations.

Not every roofing project is straightforward—and this one was anything but.

The Lighthouse Board came to us exploring options like TPO and EPDM, but ultimately needed a solution that was:
✔ More cost-effective
✔ Less disruptive
✔ Capable of addressing existing leaks

On top of that, they only owned the top FOUR floors of a seven-story building… meaning coordination with multiple property owners below and extremely limited space for staging equipment.

Despite the logistical challenges, our team successfully installed a silicone roof coating system over the existing EPDM—restoring the roof, stopping leaks, and avoiding a costly tear-off.

Projects like this take more than just materials—they take planning, communication, and the right system for the situation.

Completed spray foam roofing recoat on a church's roof in Lorain, Ohio. Basic scope of work was:

- pressure wash
- infrared survey
- remove and replace wet insulation/membrane
- install spray polyurethane foam, coating, and granules
- 15-year, renewable warranty granted
