You can’t always see what’s happening underneath a roof.

When we recently inspected the spray foam roof at Amherst Fire Department, an infrared scan told us there was more going on beneath the surface.

Of roughly 12,000 square feet, the IR scan identified about 400 square feet of wet insulation.

Simple scope-of-work:

- Used infrared technology to identify the affected areas
- Removed the wet insulation
- Replaced it with new spray foam
- Recoated the entire 12,000-square-foot roof

The result?

A restored spray foam roof with problem areas addressed before they could become bigger problems.

That’s why proper roof inspection matters. A roof can look fine from the ground while moisture quietly causes damage beneath.

Before, in-progress, and (blurry) but finished photos of a 34,000SF EPDM roof in Beachwood that was revived by installing a hybrid-system. Some foam. Some coating. Here are some scope-of-work items:

- Installed 20 new vents
- Installed custom-fabricated (in-house) new perimeter edge metal
- Foam installed to reduce standing water areas, encapsulate old skylights, and seal new edge metal
- Seams reinforced with extra striping of coating
- Coating installed on entire roof

10-year renewable warranty granted.

Unfortunately, some roofs need to be torn off before a new one can be installed. Evidence with core samples and infrared scans justify the tear-off. Here are some before, in-progress, and finished photos of a completed spray foam installation on a 16,000 sq. ft. school roof in Cleveland, Ohio.

Restoring an old spray foam roof at Firelands Middle School in Oberlin, OH. Removed the wet foam, fixed cracks, installed new foam and coating. Brand new 10-year warranty granted. See before/after photos.

From blow-off to repair. Airport hanger's roof blew off, but instead of completely ripping everything off (including good membrane and dry insulation), we only removed the damaged and wet areas, and tied everything together with the spray foam roofing system.
