Location on the wall is diagnostic information. Damage below a window head, jamb, or sill usually means water is tracking in at the opening and running down. Both systems can look almost identical once the finish coat is on. Same smooth or textured surface. Similar color range. But what is behind that finish is completely different, and that affects how you maintain it, what fails first, and what a proper repair actually involves.

Traditional stucco is a cement-based material. It goes over wire lath in three coats: a scratch coat, a brown coat, and a finish coat. The whole assembly is dense, heavy, and mineral-based.

EIFS is a layered synthetic system. It starts with foam insulation boards bonded to the substrate. A fiberglass-mesh-reinforced base coat goes over that, then a primer, then an acrylic finish coat.

One key structural difference: EIFS adds a continuous thermal barrier. Stucco alone does not provide meaningful insulation.

This is where the two systems differ most sharply, and where it matters most for homeowners.

Traditional stucco is breathable. The cement-based layers allow water v***r to pass through. If some moisture gets into the wall, it can work its way back out through the porous layers.

That is why the sealants around EIFS windows, doors, penetrations, and transitions are so important. If those joints are cracked, pulled away, or missing, water has an entry point with nowhere to go.

With stucco, cracked sealants are still a problem, but the wall has more capacity to manage small amounts of moisture without causing hidden damage.

Every opening is a hole in the weather barrier. Around windows and doors, the EIFS gets back-wrapped and flashed so water that reaches the perimeter drains out instead of wicking into the substrate, and the joint to the frame uses a sealant that bonds to both surfaces.

Where a roof meets a wall, kickout and step flashing carry runoff into the gutter. A missing or undersized kickout is one of the most reliable ways to rot a wall from the inside out.

At grade, the bottom edge needs a clean termination and a drainage track so the system can dry and is not left sitting in soil or splashback. Hose bibs, vents, and light fixtures each get a sealed, sloped detail, not a smear of caulk that quits within a season.

On a home, EIFS usually shows up on a new addition that needs to match the existing exterior, an upgrade over older siding or tired stucco, or a replacement after water damage. Matching texture and color on an addition is a finish-coat skill, and it reads as one surface when the same crew controls the base coat and mesh underneath.

Commercial work follows the same rules, scaled up. More openings, more rooflines, more penetrations, and coordination with roofing, glazing, and mechanical trades so the flashing laps the right way. Bigger walls move more, so expansion and control joints go where the building actually flexes.

Not every project starts with bare sheathing. When you are recladding an older exterior or replacing EIFS after water damage, an inspection before the work shows what is behind the finish: wet substrate, hidden rot, and the original detail that caused the trouble. Installing new EIFS over an unknown problem only buries it for a while.

Every layer on a parapet has to lap over the layer below it, the way shingles do. Water only sheds correctly when each piece overlaps the next one down. Get the order wrong and you get the opposite: a piece that tucks under instead of over, quietly funneling water behind the wall.

That is why the coping cap goes on last. It has to cover the EIFS termination, which covers the counterflashing, which covers the roof membrane turn-up. Anything installed out of turn breaks that path.

On a busy commercial job, schedules collide and crews get pushed out of sequence. The result shows up later as flashing that terminates under adjacent material, joints that cannot move, and overlaps that run the wrong way.
