Before any repair gets priced on your property, the damage should be sorted into one of these categories:

Cosmetic: hairline surface cracking, fading, or texture wear with no staining or soft areas nearby. Surface repair and recoating with compatible finish materials handles it.

Sealant-related: cracked or pulled-away caulk at windows, doors, penetrations, and transitions, caught before deeper damage sets in. New joints with proper joint design.

Moisture-related: staining below openings, soft areas, or damage at roof-wall intersections. The water-entry detail gets corrected first, then the wall area gets repaired.

Substrate damage: long-term moisture has reached the sheathing or framing. The affected area comes out, the substrate gets repaired, and the system gets rebuilt with correct details.

Location on the wall is diagnostic information. Damage below a window head, jamb, or sill usually means water is tracking in at the opening and running down. Trouble near a roofline often points to a missing kick-out flashing or a termination that was never detailed correctly. Lower walls near grade take splashback, snow contact, and ground moisture the system was never built to absorb.
So before you call anyone, do this:
โ Photograph every crack, stain, soft spot, and open hole you can find.
โ Note how close each one sits to a window, a door, a roofline, or the ground.
โ Look for clusters. More than one condition on the same elevation raises the odds water is already moving behind the finish.
โ Check your caulk joints. Dried, cracked, or pulled-away sealant is one of the most frequent causes of EIFS moisture problems we see.
That location information lets us read the likely cause before we ever set foot on your property.

A surface patch over a failed window detail looks fine for a season. The leak keeps running behind it. Then you pay for the same wall twice, and the second repair is bigger than the first one would have been.
