Finished Basement Without A Staircase To The Main Floor - this is not allowed and will be viewed as a separate dwelling unit. There must be a staircase from the first floor to the basement IF you are trying to finish the space. You shouldn't remove the staircase as it will create problems in the future. So Captain Permit did a thing last week that I didn't post enough about but I am now. We had a big variance last week in the town of Huntington. This was a case that was never heard before and had no presidence in the area. We were able to get an application approved for our client to keep a mini horse and her mini stable (big shed) on a property that didn't meet the required zoning rules and regulations for the town. I can't thank the zoning board enough for hearing this case, understanding the situation and allowing her to keep the mini horse. This was a case that really had me worried since the property was half the required size of what is needed and no one had tried for an application like this before

Posting this review because this was probably one of the most complex projects we have had to date. This house had an open permit for the original build that was never closed out. Some changes were made to the layout but nothing substantial. As this process went on, zoning board as well as environmental got involved because none of us were aware that this property had covenants and restrictions as well as we weren't aware that the property had too much land clearing. It had a perfectly landscaped front and rear yard however grass wasn't being counted in vegetation so we had to get approval on it. After months of working non-stop with the town we were able to get this job done. The deal never skipped a beat, house was sold while the permit process was being handled and all parties are now living happily ever after lol 💪👊
