Sub Slab Depressurization

During a real estate transaction in Boise, Idaho, a radon test revealed basement levels averaging 4.5 pCi/L, prompting the homeowner to seek a mitigation system before closing. They chose Idaho Radon because of our excellent Google reviews and our ability to complete the installation within their required deadline. Our team installed an active sub-slab depressurization system with the suction point strategically located in a storage room near the crawlspace entrance.

A unique challenge was a load-bearing footing that divided the basement slab, limiting airflow beneath the foundation. To ensure effective depressurization across the entire basement, we drilled communication holes through the footing, allowing the system to create consistent negative pressure on both sides. By overcoming this structural obstacle and completing the project on time, we helped keep the home sale on schedule while providing a long-term solution for elevated radon levels.

A Boise homeowner contacted Idaho Radon after purchasing a home where their younger children would be spending significant time in the basement. With elevated radon levels a concern, the goal was to create a safer living environment for the family. The home sits on a hillside and features a combination basement/walk-out slab-on-grade foundation, requiring a mitigation approach designed specifically for the home's construction.

Idaho Radon installed a sub-slab suction point by coring a 5-inch opening through the foundation wall. Because the vent piping was located near several windows, special attention was given to proper placement and venting to prevent concentrated radon from re-entering the home. The completed system produced excellent results, with post-mitigation testing showing an average radon level of just 0.6 pCi/L.

Basement & Crawlspace Radon Mitigation – Boise, Idaho

A Boise homeowner contacted Idaho Radon with concerns about creating a healthier indoor environment after testing showed a radon level of 9.0 pCi/L. We designed a system to address both foundation areas of the home, installing an active sub-slab depressurization system in the basement along with encapsulation and depressurization of approximately 400 square feet of crawlspace.

The installation presented a challenge where an additional concrete wall from the original construction separated the basement from the crawlspace. With limited access for our core drill, we created a pathway through the concrete to connect the system and complete the installation. The results were excellent, with radon levels decreasing from 9.0 pCi/L to just 0.8 pCi/L, providing the homeowner with peace of mind knowing her radon concerns had been addressed.

A Fruitland homeowner contacted Idaho Radon after their radon detector showed a long-term basement average of 6.4 pCi/L. After receiving four proposals, they chose Idaho Radon because of our straightforward, easy-to-understand approach. The older home presented a unique challenge because there was no road mix or aggregate beneath the basement slab, which can make it more difficult to create effective airflow beneath the concrete.

To address these conditions, Idaho Radon installed an active sub-slab depressurization system using a RadonAway RP145 fan and 4-inch PVC piping to improve airflow and pressure beneath the basement floor. The suction point and exterior piping were also strategically located to provide effective mitigation while keeping the installation as unobtrusive as possible.

Basement Mitigation Project

After recently moving into their Boise home, the homeowners wanted to address a radon issue identified during the inspection period. Testing showed an average basement radon level of 8.5 pCi/L. After reviewing the installation process and answering their questions, Idaho Radon designed an active sub-slab depressurization system with the suction point positioned near a center basement wall to maximize pressure field extension. The fan was installed on the exterior with the system vented above the roofline.

This 1940 home presented some interesting challenges, including limited fresh-air ventilation, a basement floor that appeared to have been placed in two separate concrete pours, and uncertainty about the material beneath the slab. Despite these conditions, the completed system produced excellent results, reducing the average radon level from 8.5 pCi/L to just 0.9 pCi/L.

Sub Slab Depressurization

During the inspection of a home under contract in Idaho City, the buyer’s home inspector discovered an elevated radon level of 12.0 pCi/L. With limited service providers available in the home’s remote location, Idaho Radon designed an active sub-slab depressurization system that included a suction point drilled horizontally through the foundation footer beneath the basement floor. The vent piping was routed through an adjacent 9-foot-high storage crawlspace, with the fan installed on the exterior and venting extended to roof level.

One unique challenge was the basement floor—it was constructed of brick rather than a traditional concrete slab, creating concern that multiple suction points might be necessary. Fortunately, the completed system successfully reduced the average radon level from 12.0 pCi/L to 2.7 pCi/L. The seller’s agent shared, “The work they completed was professional and produced great results. Very happy with this company!”

Basement & Crawlspace Mitigation

During a real estate transaction in McCall, the buyer’s home inspector discovered an elevated radon level of 9.8 pCi/L. Referred to Idaho Radon by the realtor and her firm, we designed a mitigation solution that addressed both the basement and crawlspace. A basement suction point was installed in a mechanical closet beneath the stairs, while perforated piping was installed beneath the existing crawlspace barrier and connected to the basement system.

The existing crawlspace encapsulation presented some challenges, including numerous holes in the barrier and spray foam covering portions of the barrier along the foundation walls. After completing the mitigation work, follow-up testing showed the radon level had dropped to just 1.4 pCi/L—a significant reduction from the original 9.8 pCi/L and a welcome result for the clients.
