Just Want to put this out there for all my friends and customers as well. I have run into several hurdles recently with insurance companies in Texas that are doing everything they can to get out of paying for roofs. Most have now instituted a policy that changes your roof from RCV (Replacement cost value) to ACV (Actual cash value) automatically when the roof reaches 8 or 10 years old. They may have slipped this into the small print in your insurance contract without your knowledge. The significance of this when you do have a claim is instead of paying for the full cost of a new roof, they only pay you for the value of the roof after depreciation for age which is usually 30-40% of what the cost of the roof would be for replacement. They are also starting to enforce more vigorously the timeframe to report damage, even on your roof. Most policies state the damage must be reported with 360 days of the date of loss, some are even pushing this to 180 days. My advice to anyone that has not had your roof replaced in the last 10 years and is aware that you have had a hail storm in the last year would be to let me look at it and see if there is enough damage to constitute getting an insurance inspection. I work with all my customers, not just my friends to get the roof done as cost effectively as I can and get you everything that you have coming for paying the outrageous premiums Texas insurers are now charging (whether you have ever had a claim or not). I hear the big roofing companies starting to talk about his on their ads as well, but believe me they want all the money they can get from you just like the insurance companies.
