What is a modular home?

Let’s start with what a modular home isn’t. It is NOT a trailer or what most people think of as a manufactured home (both of these are considered HUD homes, and are subject to entirely different codes and construction than modular homes).

The reality is, modular homes are built to exactly the same local, state and national building and engineering codes as a site built home, and once completed they are indistinguishable from a site built home.. The key difference is, they are built in a controlled, environmentally protected setting, rather than built on site. Modular Homes have become the fastest growing segment in the building industry, with a large concentration being built in Hurricane prone areas such as South Florida and the Florida Keys, due to their outstanding structural durability and storm resistance. Appraisals, insurance premiums, taxes etc are all exactly the same as they would be for a comparable, site built home.

Why build a modular home?

Built in a controlled, environmentally protected setting. This is a huge benefit, particularly in South Florida where the active rainstorms, humidity and ensuing potential moisture problems often occur when building materials get wet.

Dramatically shorter build time compared to site built homes. On average, 2-4 times as fast as site built.

Extremely storm resistant and low maintenance. Most of our builds are to the nation’s strictest, 180 mph wind loads.

Generally, a significantly lower cost per square foot compared to a site built home. Generally 15-50% lower cost per square foot.

Considered a form of Green Building and can be certified as such in the State of Florida. The benefits of this can include: temporary property tax exemptions on green renovations, tax rebates, permitting fee reductions, zoning allowances, EPA Grants, and special mortgage programs

Extremely energy efficient.
